Shower Room: Walk-In Shower, Toilet.  Electric central heating, electricity, bed linen and Wi-Fi included.  Veranda.  Access to woodlands, heathland and paddocks.  2 dogs welcome, to be kept on a lead at all times (working farm).  Ample parking.  No smoking.  Please note: No children under 10 years old.  There are ponds and streams in the woodland.  .  Set on an Equestrian Stud Farm.  This first floor holiday property is set on a working farm, in the owner’s enclosed 10-acre grounds, in an Area of Outstanding Natural Beauty, in a rural location.  Situated just 1-mile from the sea at Shingle Street, Sutton Hoo (an ancient National Trust owned burial ground) is 3 miles away, whilst the market town of Woodbridge with its many amenities including sailing, cinema, swimming pool and restaurants is 5 miles.  Horse riding for all ages and abilities is available by arrangement with the owners whose land extends for a further 150 acres of paddocks, woods and lakes.  Also conveniently placed for visits to Snape Maltings, Minsmere, Dunwich, Orford, Aldeburgh and Southwold.  Walking, cycling, horse riding and bird watching are all available locally.  Shop, pub and restaurant ¼ mile.

    The flat was perfect for our needs. Exceptional location for Sutton Hoo, Orford Ness, Woodbridge, Rendlesham forest and lots of exciting places to eat. My partner loves to cook and found the facilities more than adequate. He always brings his own knives but everything else was there. It's a cozy practical flat that overlooks the paddock and it was lovely to eat breakfast on the balcony while watching the horses, felt a little guilty seeing everyone working. At night we were able to see the stars clearly and hear tawny owls in the trees. A lovely getaway on a working farm.
