This well-appointed detached character cottage sits amongst beautifully landscaped gardens and offers comfortable accommodation in Hoxne, one of Suffolk’s prettiest villages. Woodlands is a delightfully refurbished holiday home, with ample off road parking. Upon entering, the well-equipped kitchen provides all you need to prepare family feasts, and looks over the delightful patio and gardens, which are ideal for alfresco dining on a warm summer’s evening. Accessed from the hallway are the cosy dining room and separate sitting room, which is adorned with an abundance of exposed beams and houses a warming woodburning stove recessed into a brick mantle, creating a cosy cottage feel all year round.

Upstairs, the family bathroom is shared amongst the three bedrooms, which include a double, a twin and a single room with an additional folding bed to create flexibility for almost every party. Hoxne is steeped in history with the local amenities just a moment’s stroll away, and offers excellent walking and cycling from your doorstep. With the Rivers Waveney and Dove both nearby, along with sweeping water meadows all around, and quiet lanes linking the ancient surrounding woodlands, there’s plenty to discover. Alternatively, you can hop in the car and be beside the sea within the hour, with the likes of Aldeburgh and Southwold both easily accessible.

The idyllic little village of Hoxne is equidistant between Thetford and Suffolk's coast. One of the county's most attractive villages, Hoxne is home to a 15th century, Grade II listed pub, a Post Office, and the streets are lined with a range of quaint chocolate box cottages. With a wealth of day trips to enjoy and plenty of wonderful walks and cycling from the door, Hoxne provides an idyllic base for a memorable Suffolk holiday.

    Hoxne is a lovely village with an important historical past, which was great to read about (St Edmund and the legend of his capture by the Danes in Hoxne). The Swan Inn, a short walk away, is very welcoming with good food. The cottage is spacious with a lovely large, safe, garden, which is great if you have a dog. It was visited regularly by a Monkjack deer, which was a delight to see (and harmless). The cottage was well supplied with a welcome pack (thank you) and all the basics. The beds were lovely and clean and comfortable. The cottage itself could do with some tlc and was not the cleanest. whilst some of that was due to its age, we think it would benefit from a refresh and deep clean. If that was done then we would thoroughly recommend it (it could be award winning). Even as it is, people will love it and we would certainly stay there again: it is a quaint and endearing property with lots of character that has a place in our hearts.

    A characterful beautiful cottage with a large enclosed garden for dogs. The cottage was well equipped and even had a separate washing and drying room. The beds were very comfortable and had lovely clean bedding. The owner has decorated the house for Christmas and left a welcome pack which was well received. On arrival we did have to clean out the cutlery draws and wash up glasses & plates. The sofa cushions were also very dirty. If you are a light sleeper this cottage would not be ideal for you as two of the bedrooms are next to a public highway in which as previous guests have said large agricultural lorries pass the house frequently from 5.30 am due to single glaze windows. The curtains are single lined which do let light in . With a change of windows & curtains and a good clean this house would be perfect!

    Front bedroom curtains are thin and don’t cover window so privacy is an issue, towels are old a ruff. Stair gate lock is broken so difficult to open. Vacuum cleaner smells really bad. The owner doesn’t inform customers that large agricultural lorries thunder pass the property from 6.30 until late afternoon within inch of the property. DON’T EXPECT TO HAVE A QUIET STAY AT THIS PROPERTY. Plus when I complained to Sykes Cottages they informed the owner of my concerns the day before I was to leave the house. The morning I left the driveway I had a large screw in my tyre and 3 others low tyres.
