We have just returned from a lovely week at this property but feel there are some improvements to be made.
We booked the property as family of 6 adults and a small dog (one family member couldn't join us). The property is able to sleep 8 people but I think the size of the property would only really be comfortable for a max of 6. The smaller lounge area only seats 4 people. The downstairs double bedrooms are ideal for those with older parents. My mom, dad and stepdad each had a double room in the ground floor but the bathroom is quite small with the shower over the bath. It would be better to have the main walk in shower downstairs rather than upstairs. The upstairs space is very spacious with a nice walk in shower. We stayed during a week of very hot weather and whilst we were blessed with the sunshine, the property could benefit from having some standalone fans as we struggled to sleep at night with the heat. There isn't enough pillows or towels and whilst we could've picked up the phone and requested more, we feel that these should be provided as standard. The WiFi is bad. We investigated what the speed should be for the area and it's nowhere near fast enough. This needs to be looked at. The garden gate needs to be more secure, our small dog escaped a couple of times. Luckily she is well-trained and returned but people with dogs will need to watch that. Some of the soft furnishings are looking tired and worn and the duvets need replacing as they're a bit lumpy. The lounge diner would benefit from having two side tables at each end of the sofa so people can put drinks down if they're watching TV. The beach is lovely with great views but is very pebbly and not suitable for those with children. You need a car, the location is quite remote.

Fabulous house we loved it.
Spacious yet cosy. Clean and well equipped. We took my 78yo mum who struggles with mobility. She had a room downstairs and bathroom and was fine with the chairs - we did take a cushion! Beach so close she got there with just a walking stick. She managed the stairs sufficiently to use the shower upstairs though we did take a shower stool. The 14 year old had her own spacious twin room and wifi was fine (the sitting room works well). Hubby caught sea bass most mornings in Criccieth before we got up. We went to the Wednesday market in Pwithelli and to Dinas Dinelle and Bodlegert (lovely). Try the Harp pub (ty coch) in Llangdwrog for pub grub and a game of pool, nice beer garden and the community shop there for essentials like milk, eggs, and the Gunroom at Plas Dinas for a treat (note 2 meal sittings only 6 and 8pm). We got Tesco grocery delivery no problem but did struggle with the takeaway mainly due to leaving it last minute so take your own food for first tea or go to the pub! Kitchen is great and there were some cleaning products - youâll need your own tea coffee milk, salt sugar etc. the garden is lovely but our dachshund could easily get under the gate - we put the wheelie bin there to block him. We would have liked a bit more furniture upstairs to sit on and put toilet bags or make up on. Nice hosts good communication. The campsite is attached but itâs a lovely quiet site not a holiday park! We had no issues. All or us said itâs the nicest place we have found for a while.

What a lovely comfortable week at Bryn Awel!
The small neat frontage belied the Tardis-like spaciousness of the accommodation. The kitchen and the garden (equipped with barbecue and decked seating) have a lovely view of St. Tudwalâs islands with only fields between the cottage and the sea. The view from the master bedroom adds another 180 degrees and is consequently spectacular. We were impressed by the thought given to equipping this holiday home from home. The kitchen has everything from pizza wheels and wine stoppers to a potato masher and colander. Cling film, foil and dishwasher tablets were just some of the items supplied. The three bath/shower rooms meant that it felt safe and private for a group of friends. Each was supplied with good quality handwash and sanitizer was distributed around the cottage. In the bedrooms there was a choice of duvets in different tog values and good quality bedlinen. We found it in easy reach of many lovely beaches ( see the engaging local photographs on the walls for ideas), National Trust sites and food outlets from fine dining restaurants to takeaways. We would thoroughly recommend a holiday at Bryn Awel and hope to visit again, soon"

When we arrived at the house there was no key for us but within half an hour this was sorted.
When we entered it was clear that parts of the house were not totally clean. The bathrooms appeared to be clean enough. The one bed did not have a mattress protector which is unforgivable. We swept the floor downstairs and found some beads, coco pops and an empty crisp packet behind one of the settees. The dishwasher didnât work until the 5th day. In both bathrooms the extractor fans did not appear to be working therefore every surface in the dark and dingy downstairs shower room became very wet after someone had showered. Also there is a sign in the downstairs shower room saying âPlease ensure bath mat is at the entrance of the shower cubicle to avoid leaks for the flat belowâ... The bedrooms are spacious and most of the beds comfortable. The dining table set up is not ideal as it is a low table with settees, not too easy for my elderly parents! The whole house needs a coat of paint and some tlc. The outside area is a nice space but needs weeding and some care taken with the plants in pots. The position of the house and the views are stunning with the beach right opposite. The cul de sac is quiet with hardly any traffic.

In the listing it would make anyone presume that this is a isolated cottage which is what we wanted.
.so when we arrived to find ourselves part of a camp site we were shocked. There is a outside door in top bedroom.and stairs that lead into a courtyard garden but the garden has a huge static caravan! So yes we did get what the advert says our own enclosed garden and all.of the facilities and the cottage and owners were lovely but the advert is definatly misleading. In the end the campsite didn't bother us but I did contact the owner about this when we arrived. We found out someone was living in the courtyard garden and that he did not get involved in the advert.. He says Sykes cottages came around and took photos and wrote the advert. Overall it was a lovely cottage but Skyes defiantly deliberately mislead people. Also Sites originally took full payment of the holiday but did not book the holiday! It was only when I noticed I hadn't had a receipt that I called up..They could see I had paid but did they did not book the holiday..i was less than impressed. My complaint is only with Sykes and not the cottage or the people. We would stay again.
