    We already had high hopes for this property from both the description and the photos, but the reality far exceeded our expectations.

    Set in a secluded spot in stunning countryside, everything from Ty Mawr's location to the sympathetic way the property has been renovated, made this the perfect holiday destination. The understated decor, attention to detail and facilities are first rate. From the moment you turn into the driveway and see this sturdy house nestled on the flanks of picturesque Moel y Guest, you feel at home. With nothing but the sound of swallows, bees, grasshoppers, and the occasional bleating and mooing from the sheep and cows on the neighbouring farm to break the silence, this is the perfect 'get away from it all' spot. We revelled in watching the swallows swoop and dive as we ate outside in the evening sunshine, felt pampered in the morning as our feet were warmed by the underfloor heating, and slept better than we have done in years. Surrounded by great walking country - we strolled over to Criccieth one night and along Black Rock Sands to Porthmadog on another- Ty Mawr is ideally located for days out in Snowdonia. Portmeirion is just a short drive away, and we went on both the Welsh Highland Railway to Caernarfon and the Ffestiniog Railway to Blaenau Ffestiniog from Porthmadog. We had intended to spend a day in Anglesey, but with so much to see and do on our doorstep, we sadly never made it. A week wasn't enough to explore a part of the UK we had never ventured into, or to enjoy staying in such an historic and luxurious holiday property. A good excuse to come back next year!

    This is the email we have sent to you and had no response: To whom it may concern, I am still awaiting re Response from my previous email in regards to the dog supplement error.

    We have now returned from our stay and are extremely dissatisfied with the misleading and inaccurate portrayal of the property; Frustrating the property photographs show the log burner but it doesn't provide any wood and is potentially not a real burner at all? This should be made clear. The bathroom is in really poor condition with major mould issues and spurting shower that is leaking . Needs attention and appears not being cleaned properly as mould flying off whenever water from shower hits it. Slippery tiled floor and no bath mat provided is dangerous. Really disappointed with quality of property. General theme of stingy provisions left- small and tired towels, not a single dishwasher tablet, not enough washing up liquid, toilet paper or hand soap for 24 hours. The parking was made impossible to access due to the bushes that hadn’t been trimmed. We are still waiting on our refund for the dog that was an error as we didn’t have a dog with us. We contacted you about this ahead of our visit. We would also request a partial refund on the booking overall due to the poor state and quality of the property and was not as advertised in pictures or description. I eagerly await your response.     Apartment had not been cleaned when we arrived - it appears the booking had been overlooked - but cleaners came immediately when we called 4pm on an Monday and was cleaned within the hour.

    Not so sure a response would have happened if we had arrived outside of office hours, not a great start. Main bed base was warped and caused mattress to sag and caused uncomfortable sleep. Quite a few bulbs not working - 1 in shower, 1 in toilet, one in room , 1 in cooker hood. Back bedroom en-suite was so damp that the ceiling paint fell off ceiling above shower during our stay! Only window was a door to the outside in the dressing area- which we had to open to allow air circulation to help remove condensation. Back bedroom dressing area had a plastic roof that was really noisy when it rained- could do with sound dampening to not cause disturbed sleep. Apartment was very warm and always warm water and plenty of space. Freezer compartment was small and unusable as it was almost entirely iced up - so this needs defrosting before next use. The private lockable parking was welcomed as the occupants of above apartments seemed the space right outside the door was theirs and placed obstacles to prevent anyone else parking in it! Great location and the smart TVs worked really well and WiFi worked once we realised code in welcome book was wrong and we used the one on the back of the router.

    When arriving at the property it had not been cleaned.

    Dirty bedding on the floor, bins not emptied, microwave dirty. I made two calls to the owner which were not answered and left a message as per instruction on the email. When they did not reply I then ended up making three phone calls to Sykes as we were starting to panic we wouldn't have any beds to sleep in. They also couldn't reach the owners and said there had been a mix up with emails so cleaners hadn't been booked. Sykes organised for some cleaners to come who were lovely and very apologetic even though it wasn't their fault. They then had to clean the house around us while we were making a meal. This was not a very relaxing start to our holiday. We had a builder call in twice, once to check the leaking roof and then to ask when we were leaving as he needed to fix it. The house is very spacious and in a great position but isn't as well equipped in the kitchen as other holiday homes I've styed in. We didn't park in the yard as we enjoyed sitting in it but had no problem parking either outside the front or in the harbour car park. We were very happy with Sykes and grateful to them for sorting our problem out, not so much with the owners and would of appreciated an apology.

    On the whole I enjoyed my break.

    Two issues (both of which I have already shared with the owner) tarnished what would otherwise have been a 5* review. 1. When I arrived the back yard was full of rubbish. Someone left three bags of rubbish (used takeaway containers) tired up if the yard. The local wildlife (seagulls) had shredded the bags and strewn the contents avoid the yard. The owner applied and gave me a small refund to compensate for the inconvenience and because I then cleaned up the mess myself. I had to, others I could not have allowed my dog to use the yard. 2. The flat roof over the bathroom has a leak. This too I reported to the owner. I used the bathroom water bins to collect the drips. ON THE PLUS side, excellent location. God selection of pubs and restaurants all within a short walk of the Cottage. Ready address to the heritage stream railway only a few minutes walk from the cottage. I really enjoyed my stay.
