Where to start, based on previous reviews for this property i am surprised to be leaving this feedback.
It does appear that most of the issues experienced are probably outwith the owners direct control and most likely lie with 3rd party contractors (cleaners, hot tub maintenance & holiday park), however all issues stated below did affect out experience and the lack of communication and feedback from either the owner or Sykes has frankly been shocking. Firstly the overall cleanliness was very poor. The Hot tub water did not look like it had been changed since the previous guests, dishes were dirty, there was dust and cobwebs in a number of places and the bedsheets were already covered in dog hair on arrival. Its seems the only housekeeping that had been done since the previous guest was to replace the bedsheets and towels. On Friday the hot tub was accidentally drained by the hot tub maintenance company and left like this until 3pm. This ruined the one day of the week we had intended to spend at the caravan all day. To top this off it also became apparent that there was no water, not even one drop. On speaking to people from the park we were informed this is common on a change over day (so Friday and Monday) as water is supplied from a bore hole and due to the number of hot tubs on site there is not enough water to go around. As such we were forced to go out for the day. However what makes this worse was the lack of feedback and communication from either the owner of Skyes, it was impossible to get hold of either. After a number of hours trying to get hold of someone to sort this issue either by phone, messages or email i gave up and went out. Upon return at 3pm the owner was filling the hot tub again. The owner did state that would reimburse us for that days stay and an email would follow, no email has since been recieved. Sykes did eventually get in contact via phone 30 hours afterwards and compensation was discussed, however again no further feedback has since been recieved and no compensation given. The "restaurant" on site is extremely poor. If your lucky you will get a drink (after a 30 minute wait) but expect the food to be limited to a burger and chips only. The restaurant was also extremely filthy and staff miserable. I would say that the over all location is reasonable and the caravan does have a good range of facilities. These is sky, a smart TV and a number of other usefully items. The owners did leave a nice welcome pack with prosecco and some goodies which was nice. Its just unfortunate that everything else did not reflect the same high standard else this review would have been very different. I would not recommended ever booking through Skyes as they are impossible to get hold of. I would recommended avoiding this park if you plan on staying over change over days as you will have no water all day with no prior warning!

Very compact but the space has been used well for the most part.
The lounge area contains a three seater sofa & a large armchair plus a footstool but lacks a coffe table (or anywhere to put a drink) & there is nowhere to hang wet coats or put muddy boots. This could easily be fixed by cutting down on the seating as it is only meant for two people & there are only two dining chairs. Also the ubiquitous microwave takes up most of the food prep area in the kitchen although this is quite common in rental properties. The bedroom does have limited headroom at the top end of the bed as mentioned which means if you like to sit up in bed to read/ have a cup of tea, then you are going to be out of luck. Again there is an uneccessary chair in there that could make room for a second set of drawers as storage is quite limited. There were a couple of lightbulbs that had blown when I arrived but there were spares available although this should have been checked prior to arrival. The vacuum cleaner was also full when I came to use it. On the plus side the hot water for washing dishes was the best I have come across in over thirty years of holiday lets & was due to a separate water heater rather than the usual inadequate modern central heating boilers. Heating was also very good & adjustable rather than on a timer. Despite a few negatives I would be more than happy to stay there again & would reccommend it to others after pointing these out.

Very cosy apartment with the emphasis on small.
A lot of effort has gone into making it comfortable, clean and well equipped considering the space available, and it's a credit to the owner for the result. That said, not much space for muddy boots / outdoor cleanup, especially when considering it's dog friendly and that many guests will be walkers. For instance, cream / sand coloured carpet behind the front door / on the stairs was maybe an oversight, (with darker carpet in the bedroom?), and if you leave one pair of boots on the door mat you can't open the front door properly. It was a constant battle trying to keep the carpet clean. The siting of the bed has been mentioned in other reviews, and was a bit of an issue. Larger or taller folks may have a problem with that. I took for granted the location in a small rural village, at what turns out to be a very busy junction. I found the traffic noise marred my enjoyment of what is a lovely little apartment, with heavy vehicles passing late into the night and starting very early in a morning. These are niggles considering the cost, which to honest is very reasonable. Couple of good pubs with restaurants, couple of well stocked convenience shops and an excellent butcher, all within a minute or so walk. Great location as a springboard for day trips to all points of the compass.

Overall we would rate our stay at The Apartment as disappointing when compared to the many other properties we have booked via Sykes.
Whilst there was nothing significant that required immediate action, there were several ânigglesâ that impacted the stay: 1. Stair banister rail very loose. 2. Absence of a âwelcome packâ - some coffee and half a dozen tea bags were made available! Additionally, a âwelcome noteâ or âinformation leafletâ would have helped to understand how to obtain hot water, connect to wi-fi, etc. 3. 3-seater sofa uncomfortable due to significant sagging. 4. Bed linen and towels smelt musty. Some of the above remain outstanding despite these issues being referred to previously in the Visitors Book. Some suggested ânice to havesâ that could improve rating/feedback: A. Hand soap in bathroom. B. More than one toilet roll. C. The addition of a small coffee table. It is interesting to note that an accommodation for 2 has seating for 4! D. Somewhere to hang coats/jackets. Key collection details are incorrect as a key safe has been fitted adjacent to the front door. We only discovered this after following the instructions and visiting the pub opposite to seek access to keys.

A fabulous, relaxing family get-together that was enhanced by the many home comforts provided in this accommodation.
The owner has thought of everything, so it's set up for a hassle-free stay. Thanks so much for that. We were very fortunate to have good weather for a late October stay, so were able to enjoy sitting outside on the decking, taking in the autumn colours and sounds while facing the pond. We thought this lodge was probably on the best part of the site, even though it was quite close to Reception. It was very quiet and well-spaced from other units, giving a reasonable degree of privacy. We already knew the area well, so finding our favourite eateries and pursuits was easy, as this place is great for both the coast and countryside in Northumberland. The only very minor disappointment was that the on-site pub/restaurant (a 15mins walk away), is only open on certain days at this time of the year. This wasn't an issue, though, because there are plenty of other excellent places to eat out a short drive away. We hope to return soon and highly recommend Oaks One to everyone. Angela October 2024
