The property is beautiful, spacious, with an amazing outlook, so in that respect it is a lovely place for a holiday.
We watched some amazing tall ships come in, and our smallest had a fab time running round the garden. Unfortunately our time there was marred by the general uncleanliness of the place. Given they were still cleaning it when we arrived at 5pm (and check out is 10am), you would assume it would be thoroughly cleaned, alas that was not the case. Dirty floors, a massive collection of detritus and previous occupants things around/under beds and sofas etc, this included 3 different medication tablets which was particularly concerning as we had small children with us. The hot tub wasnât clean, tide marks round the bath. The AGA is also not on in summer months, so you have a tiny combi-oven to try and feed 10 people, which doesnât work. When I contacted about this, I was told we could put the AGA on but it would take 12 hours to heat up and make the house warm if left on. It would have been useful to know this in advance so less âovenâ meals could have been planned and bought. Sykes asked for feedback after the first night to which I reported the above concerns and I was phoned quickly and asked to send photos through the app which I duly did. They said they would contact the owner about this, especially the tablets as they deemed this âdisappointingâ but I didnât hear anything further. Sykes did suggest a cleaning team come in but I explained as we had an elderly disabled person with us, that it made it difficult to âgo out for the dayâ as they wanted us to, and they didnât feel comfortable with people cleaning around them. I was asked âwell what do you want then? You canât pursue compensation if you donât let a cleaning team inâ - which was frankly an irritating and disappointing comment. Iâd been asked to give feedback, that was how it started, and ultimately it should have been immaculate on arrival, not need a cleaning team to âmake rightâ the issues, especially when it would make someone on holiday feel uncomfortable. This attitude is frankly not respectful of an elderly disabled personâs feelings. Ultimately, none of the photographs, or any of my future messages or emails have been responded to by Sykes (of which I have sent several). I donât know if Sykes actually passed on the photos to the owner like they said, or if the owner also was not concerned by the feedback. Sykes apparently are not interested and will not be a company I will recommend in future, much like Villa Marina.

These things have been mentioned in previous reviews but the issues have not been resolved.
It is a beautiful property and is in an amazing location and it is such a shame that the cleanliness lets it down. The house requires a good deep clean. Greasy things covered in dust on kitchen work tops. Things which have not been cleaned properly in cupboards and drawers. Cobwebs internally and externally at the entrance area. I am not a big fan of all the instructions all over the house either. I believe that liquid soap should be available in the kitchen and downstairs bathroom. I know in summer we should be able to rely on the sun to warm the property but with the aga not switched on and the central heating locked at 21.0c we were really cold on the first 2 nights of our stay so we reached for the wood to start a fire in the lounge but no started pack was left for us. So we had to make a trip to Barrow for fire wood and blankets, not ideal. Also in the kitchen lots of the mugs and plates have chips or glazing cracks. I have stayed in lots of rental properties and this one just felt a bit below par. I think every other one has provided at least a bottle of milk on arrival some have provided much more cakes wine chocolate and toiletries in the bathrooms. So in conclusion we enjoyed our stay but with these things attend to it would have been a truly remarkable experience.

Beautiful , spacious and very well furnished house in a fantastic location with stunning views across Morecambe Bay.
Both lounges were extremely comfortable with the added benefit of an open fire in the downstairs one. The beds were also extremely comfortable and the view from the master bedroom was outstanding especially from the balcony. The kitchen area was also spacious with a large dining table ( perhaps the chairs could be a little bit bigger as you are quite low down when eating ) and had an Aga , electric hob and oven and microwave, every utensil you could possibly need was provided . There is a seating area incorporated into the kitchen area where you can sit and take in the views through the panoramic windows , there is also a sunroom where you can again just chill and take in the views. The massive garden which contains a fantastic hot tub led directly to the sea but be aware that if you have little ones keep an eye on them as there is no fence between the garden and the sea. We loved staying here and I'm sure anyone else staying here will feel the same . The photos of the house do not do it justice and although they are brilliant , its much better in real life. Absolutely stunning property for a girls weekend.
The views are unreal and the house is just gorgeous. The only downside of our stay was that we arrived at 16:47 (check in is at 5pm) and were greeted by the rudest cleaning staff. We pulled up to the property and seen a few young people entering so we asked one if them âis this the right place because weâve just seen some others walk inâ. They replied âerm yes and those young people are making YOUR bedsâ¦and check-in is at 5pm you know???â. We waited outside overlooking the view until 17:30 because they hadnât finished but as they were leaving offered us a late check-out on the last day. Also, AGA cooking facility kept going off so never got a chance to cook in it. Hot tub also required maintenance during our stay because it wasnât hot enough. Other than any of that, i wasnât put off and would 100% love to stay again (after the cleaning staff had cheered up a little because it doesnât set the right tone when youâre only just arriving at your destination.

We had a fantastic stay at Caton house and would definitely come back!
Very comfortable and super clean all round. All the dishes you could possibly need, would have been handy to keep a cupboard or two empty for us to use for food. Couldnât figure out how to get the radiator in the kitchen on so it was quite cold in that room but we didnât spend too long in there so wasnât the biggest inconvenience. We used on street parking nearby, we were weary of the nearby carpark (by the childrenâs play park) as a sign on entrance states itâs for short stay (1hr) only. All in all we were incredibly impressed with the house especially at the rate we played which was very reasonable. Location was ideal for us, but 15mins to Newby bridge, 30mins to Windermere. Took advantage of the nearby steam train at haverthwaite and the aquarium at lakeside and did the boat ride up to Ambleside on another day too. Timings during the winter period werenât ideal and made our time at Ambleside very limited
