Situated in the heart of the Broadland village of Coltishall, this detached holiday property boasts stunning waterside views across the River Bure, and lies within walking distance of the village pubs and shops. Full advantage of the views can be enjoyed from the large glass veranda, which leads off the living room. Mooring for a boat is available alongside The Green, opposite the property (first come first served), and with fishing almost on the doorstep (seasonal, licence required), the location couldn’t be better for keen fishermen. The cinema/games room, complete with 65" TV, DVD player, PlayStation 3, dart board, pool table and table football, offers guests further enjoyment. The contemporary open plan living area is on the first floor with magnificent floor-to-ceiling windows. With plenty of entertaining space and set within its own large garden with ample parking, this property is perfect for a family gathering, but not suitable for parties. The owners would love to meet all guests on arrival and welcome you to Sunnybank, but this may not always be possible.

Wroxham, the ’Capital of the Broads’, can be reached within a 10-minute drive, with its riverside cafés, restaurants, shops and train station. The area is criss-crossed with numerous footpaths and cycling trails, or for those keen walkers, explore the 56-mile Weavers’ Way while it winds its way through some of the best parts of the Broads. National Trust properties, including Felbrigg Hall, Blickling Hall and Horsey Windpump, and many rspb nature reserves are all within easy reach. Bewilderwood, an adventure park with treehouses, zip wires and jungle walks, is a short drive away. Alternatively, for excellent shopping, markets, museums, cafés, pubs, restaurants, theatre and much more, the city of Norwich is just 30 minutes’ away. Golf can be found at Sprowston Manor, 6 miles. Beach 12 miles. Shop and restaurant 200 yards, pub 30 yards.
