    This was our first time at this cottage and at this area in the Lake District.

    I have to admit, after reading some of the lukewarm reviews (not all of them), I did have a little skepticism about the quality of the cottage. The photos are OK but don't really do it full justice. So, here is a long, thorough review that considers everything so you know what to expect. We arrived just after 4 to collect keys at the Heart of The Lakes office which was close to the cottage. It was great to have designated parking (had to unload bikes and rack as well as other stuff). The cottage was very clean and well presented. Walls are freshened up, it appears, with recent paint, carpeting upstairs in great condition and again, very clean. Plenty of wardrobe space and chest of drawers for storage. We were only 2 in this 2 bedroom cottage (booked on late side so couldn't find a one bedroom place). Both bedrooms were great, spacious with lots of storage. The main bedroom bed was extremely comfortable for me - it has a great topper which is a bonus for me as I have a hard time sleeping on hard or unsupported mattresses. The second bedroom beds had toppers also. We slept very well there and was so quiet. The bathroom was fine, an electric shower (not massive pressure but ok) over the bath. A roll of toilet paper was available and great quality bathsize towels and handtowels fir each guest. The kitchen is a perfect size with breakfast table for 4. It is well stocked with various cooking items and the rest. 2 tea towels were available. No problems there. 2 cafetieres offered (hidden in storage). We were left a welcome pack with 2 rubbish liners, small vial of washing liquid, sponge, cloth. We did bring our own, just in case, but it was good to see this was considered. I would suggest it would be sensible to just leave a normal size container of washing up liquid for visitors travelling from outside the UK. We also forgot salt/pepper - Airbnb now leave these sorts of basics for visitors (cooking oils etc) which makes a huge difference, again especially for non UK visitors. Is there some kind of health and safety thing that stops other rentals from providing a few of these helpful things? Thanks for leaving liquid hand soap in the bathroom (maybe left behind from a previous visitor). The conservatory dining area is lovely and spacious. The living room is comfortable with nice furnishings, good size TV with Netflix available. The front entrance shoe/boot room with coat rack was very spacious and useful. We also loved having the spacious bike shed available to store our bikes. It has power there where I charged my electric bike and that is where the washing machine is. The back garden is quite shaded with the large tree there. It is actually a nice little area. There were a few weeds but not enough to bother us. The table and chairs had a bit of sun when we returned from our day out and we sat outside for a bit. In spite of being close to other terrace cottages there, it is very quiet and peaceful. We really lived our week long stay and we would definitely rent this cottage again. It is an easy walking distance to Ambleside town where there are many walks/hikes without having to get in the car to go further afield. The cottage is up toward the end of the street up a hill. We didn't mind this, really, just took our time walking up after our long hikes. If staying here with less mobile visitors you may want to have easier access as there is this hill as well as steps into the cottage at both front and back. The toilet and bathroom are also on the upper level. This didn't bother us but may be an issue for visitors with mobility problems. Like I said, we would come again for sure. If the owners want to make this cottage stand out even more than others in the area, maybe consider supplying more if those kitchen essentials beyond the welcome pack (cooking oils, washing up liquid, salt/pepper - they are so cheap to provide and restock when empty. Yes, perhaps you have to ask the service people to do the extra check on this to top up when needed.) Note, the cleaner arrived early as we were getting bikes on the car which took a bit She needed the parking space - was a bit of time. It was a bit awkward but she worked around us and she was nice. I understand she is probably under pressure to get lots of cottages done in time. Sakes Cottages asks people to strip bedding and put used laundry in bath which we did, and cleaner was very appreciative.

    I really loved the apartment and would recommend it to all my friends.

    These are the pluses: - the apartment is spacious and comfortable with a fantastic view. It is well equipped. It is quiet and peaceful and has good wifi. It is also a short drive to Ambleside or Windermere for shops, bars and restaurants and other attractions. We went to Kendal for a supermarket shop and didn't find it to be too far. The description of it being in the heart of a village is misleading. Troutbeck is a huge sprawl of 'village' and in fact the house is very peaceful and located at the end of a private road. Access might be off putting for some - very narrow, steep and winding roads where you have to make frequent stops and potentially reverse to allow others to pass by. You need to be a confident driver in a normal sized vehicle (although we feel that this is true of the whole area). The kitchen is reasonably well equipped, but if you are a keen cook, you might need to bring some of your own stuff. We took our own big non-stick all purpose frying/one pot pan. We also took our own sharp knife and a coffee pot. We also took our own XBox device so our teenage son could continue to enjoy endless gaming and contact with his friends back home. But through this we were able to access our Netflix account. The living room was devine - stunning views from the windows - and comfy sofa and armchairs for us all to relax and watch movies. I loved this place and am missing it already !

    Absolutely delighted with our stay at this charming holiday house, Greenbank Cottage, we were a family of 2 plus a very well behaved dog.

    The house had everything you could need and was very clean and tidy. The property exceeded our expectations in every way. Greenbank was like a home from home, from the minute we arrived we felt relaxed and the welcome package was a lovely touch the host has thought of everything to make your stay comfortable and enjoyable. The house itself was beautifully appointed, with a cozy, welcoming atmosphere that made us feel right at home. Every detail was thoughtfully considered, from the comfortable furnishings to the well-equipped kitchen. The secure garden was a perfect feature for our dog knowing she could play freely without any worries was a huge relief. One of the highlights of our stay was the nearby private wood. It provided a serene and picturesque backdrop for our daily walks. The wooded area felt like a hidden gem and the dog loved the freedom of being off the lead as it is completely secure. . Overall, this holiday house is a perfect retreat for anyone looking to unwind and enjoy a bit of nature. We can't wait to return and experience it all over again! We would highly recommend Greenbank Cottage to others. We will hopefully visit again in the future.

    A long treck through two rooms to toilet/shower room from downstairs bedroom.

    The shower room is cold and the towel rail does not work all of the time. Shower is difficult to control scalding/cold when bolt is engaged no means of opening door from outside. With toddlers constant concern as outside doors cannot be secured from inside and there is direct access to main road from front door this could easily be remedied by fitting Chubb locks at a raised height coffee machine/iron and board/clothes airer would have been welcome chairs too low/large to eat comfortably at table does not seat 6 adults comfortably. For the price had much better value at other properties ideal location for dogs/walking. On holiday a dishwasher is a big miss. Found downstairs bedroom to be damp. Windows running with condensation and black mold along glass edges. We have come away with coughs/cold. Owners were helpful with spare key and step ladders when needed. No supply of rubbish bags provided or info on rubbish/recycling. If the lounge/kitche/dining had been incorporated into the downstairs bedroom and then the bedroom moved to rear with en suit and separate loo would have a better flow. It is a lovely spot just no where to walk with push chair

    " On arrival we were greeted by the lovely owners who explained everything to make our stay as comfortable as possible and the welcome pack of Tea, Coffee, Milk and Biscuits was a lovely thought so a big thankyou for that! The Cottage is situated in a tiny hamlet well away from noise and light pollution and with exceptional facilities including a safe haven for our Mini Schnauzer Molly - everything you could possibly want for a relaxing comfortable stay. Most evenings were spent sitting on the patio with a glass of wine listening to the birds and the tiny river bubbling away next the us. The village of Crosthwaite is perfectly situated for visiting the Lakes and although there's no longer a village shop, the bustling town of Kendal us only a short drive away for everyday essentials.
