Would definitely recommend this for a family we really enjoyed it. We thought it was a fairly priced property compared to many others with a good layout and all rooms excellent sizes. Lovely property, very clean - the gardener came whilst we were there, shows they are bothered about the upkeep. Quiet area, no road noise, well equipped. Comfy sofas, excellent showers. The property has an air purification system which was a bonus. It was great even for someone with allergies and it does allow dogs (this had been a worry prior). It's in a great location as long as you have a car to get to places unless you really love walking. We liked Sandringham (Flower show excellent) and Brancaster Beach was our favourite - and the Crab Hut at Brancaster Staithe was a must visit for picnics. Local Hunstanton very good. Very close to a Lidl and then the larger Tesco at Hunstanton. Would not recommend the lavender fields at Heacham - it deserves the more critical reviews - and not worth paying for the field visit people were walking into it at night from opposite Lidl. Great Chinese take away in Heacham. Best ice cream was the one at Deepdale market - sold in most places on seafront of Hunstanton. When visiting Wells, we saw the seals on the beach right in front of us - but that beach gets really packed when the water is in. Plenty of local pubs to choose from if you wanted that. Best fish and chips was at Henry's in Hunstanton. The field at the back was great for watching the wildlife, Hares, deer and birds - and in an evening, bats. It was very warm when we were there and a bit difficult in the top bedroom (the bed is really high although special). It would make for a great winter house with the warmth/insulation. We did wish we had known about the no use of antibacterial products due to the drainage - as took cleaning things with us and couldn't use but there were some products that were safe to use provided. Would definitely return again. The only thing that might be helpful if like us and the car was packed full would be some folding beach chairs/accessories to use. We hope to return to this house again in future.

Bodney Lodge was a truly lovely place in which to have a big multi-generational family holiday. The overall setting, architecture and landscape of the Lodge, games barn and garden was outstanding, as was the kind and efficient help from the team running the house. It was also a real privilege to be able to use the beautiful grounds of the house as well. The quality of everything in the house was absolutely first class but actually we did feel that it fell short in a couple of significant areas. There were no mirrors in any of the guest bedrooms (mirrors were in the bathrooms but those obviously didnât work, for example for hair drying, as there were no sockets in the bathrooms) so we ended up bringing some of our own as some of our party arrived on day 2. Also, the capacity of the drawers in the bedrooms was on the small side; ok for a few smaller garments but not great for larger chaps wanting to unpack all their clothes. (The wardrobes were very good for hanging garments) The kitchen was generally very well equipped, but for example, there was only one medium sized tea pot, strange for a party of 10-12, when taking some breakfast teas to the stable rooms meant removing the only teapot from the main house. The main open plan kitchen area did also have a considerable fly problem, which meant cooking in the kitchen became rather harassing as the week progressed. All our party are country dwellers (indeed one of them a farmer himself) but the flies did seem to be more troublesome than we might have expected. Apologies if these features seem critical; we did love our week at the Lodge overall but perhaps felt that with a couple of little amendments everything would have been absolutely perfect.

The property is a unique and quirky place with lots of space for our party of 12 adults and 1 baby.
The bedrooms are mostly fine although one room on the 2nd floor had a nearly double bed but it's really a single room. The kitchen is really well equipped with everything we needed for cooking and drinks. We had a lovely welcome basket with biscuits and drinks. It's really refreshing to find enough dishwasher tablets for our week-long stay. The mattress in the main bedroom is really soft and spongy meaning you roll together. Given the size of this room it really warrants a bigger than double bed. The snooker and table tennis room is a great asset and there were rooms we didn't use as there's so much space. The biggest issue for us was not having enough hot water for showers when required. This really needs addressing. There's a lovely big bath in the main bathroom but not enough hot water to use it! Julie was friendly, welcoming and approachable although the poor phone signal in the area meant she didn't receive my message until we went out. We ate and drank at the Vernon Arms and it's a lovely pub with great food and on the whole catered well for vegans, vegetarians and meat eaters. We had a lovely family holiday here

Great location and ideal for large groups.
Visually very impressive on your first approach down that long drive, which sets the tone when you first enter to explore the huge interior. Near enough to many great beaches and various sites in Norfolk and lots of space. (9 adults and 5 children for us). Everybody who stays here will have varying comments whether its bed comfort or something personal to them, we didn't use the freezer facilities very much but could have done with more fridge space. It's an older property with lots of history, which does come with a few low doors so mind your head if tall like me. Being used to catering for large groups it has ample supplies of all manner of equipment. I would use it again and thoroughly enjoyed our time there. Thanks to Julie (property.manager) who was very helpful and sorted out any questions and issues that arose. Yes I would recommend it to others.
