Believed to be the oldest property on the historic Peddars Way, Hope Cottage in Holme-next-the-Sea dates back to the early 16th century. Beautifully renovated in 2005, the award winning interiors retain many original features blended with modern conveniences. This hideaway occupies an unrivalled location backing on to the nature reserve and the marshes. With easy access to the coastal path and the beach, Hope Cottage also benefits from a secluded private garden.

Hope Cottage is undoubtedly one Norfolk's most unique hideaways, ideal for escaping from the outside world, yet within easy walking distance of the charming village pub. The Peddar’s Way and North Norfolk Coastal Path can be joined directly from the property, with Norfolk Wildlife Trust Holme Dunes and sandy beach on the doorstep.

Sensitively restored to the highest standard, Hope Cottage is entered via the a fabulous sun room. Bi-fold panoramic windows frame beautiful views across the landscaped garden. With underfloor heating and a wood burning stove, this room makes a cosy place to read and relax. Doubling up as the dining room, a charming wooden table provides seating for two. The well-equipped kitchen hosts a built-in electric oven with halogen hob, modern appliances including a Tassimo coffee machine, and wall-mounted television. A convenient breakfast bar with two sit up bar stools overlooks the garden. Exposed beams in the spacious sitting room with painted brick wall, leather sofa and wood burning stove, give this room a rustic ambience. The adjacent shower room offers a large walk-in rainfall shower and heated floor. The most recent addition to the property, the garden room, features vaulted ceilings with wooden beams blended with bi-fold panoramic windows offering garden views. Ample sumptuous seating invites relaxation.

Upstairs on the first floor, the characterful bedroom is located. The original exposed wooden beams of the pitched vaulted ceiling give a glimpse of this property's history. A window offers distant sea views on a clear day. With a comfortable double bed, this bedroom has been beautifully curated using a soft colour palette and fine linens to ensure an excellent sleep. Accessed from the bedroom, the balcony provides a grand viewing platform overlooking uninterrupted rural, marsh and sea views, and makes a great stage for stargazing. Dragonflies, barn owls, kestrels, marsh harriers, grazing pink-footed geese and snow buntings are all frequent visitors at varying times of year.

Outside, the south-west facing garden is an idyllic place to partake of a glass of wine or enjoy al fresco dining as the sun goes down. An attractive summer house offers a secluded place to sit. There is even a traditional outside WC, affectionately known as The Retreat, although there is one inside the property too! Off-road parking for two cars is available.

Could not fault the cottage it had every thing you need. Would have been perfect if a bathroom could be upstairs, but understand as the owners have said they could not get planning permission. But so lovely in every other way, and we hope to come back in the summer.
