Leashaw Farm is a fabulous setting and abundant with wildlife, with less common species of birds and badgers, foxes and water voles. Nestling in Derbyshire, on a small working farm, Shire Cottage (ref UK10035) and Nightingale Cottage (ref UKC1570) date back to the 1600s. They have a commanding position off the beaten track in one of the most delightful valleys, which once formed part of Florence Nightingale’s country estate.
The historic Cromford Canal and the beautiful River Derwent pass through the farmland. Whatstandwell is pivotal in the designated World Heritage Site of the Derwent Valley. There are many fine walks straight from the door of this charming cottage and it is only a short drive to Matlock Bath with its famous illuminations and Gullivers Kingdom, the National Tramway Museum, Carsington Water, Chatsworth House, Haddon Hall, Alton Towers and not forgetting the old market towns of Bakewell and Ashbourne, and of course the fabulous Derbyshire Dales.
Fishing is available free of charge in the owners’ private pond, which has tench and crucian carp, and a ½ mile stretch of the River Derwent where you will find trout and grayling. The Peak District National Park is famous for providing glorious scenery and is a must for ramblers to the most serious walkers. Once you have visited Leashaw Farm and sampled all the delights these cottages have to offer, you’ll never want to leave. Shop ¾ mile, pub and restaurant 1 mile.

A lovely property, and the owner is extremely helpful. The cottage is some 400 years old and right next to Cromford canal (literally down 6 steps next to the cottage). The walks are amazing, probably better if you have walking boots). Aquaduct Cottage is just a mile away along the canal and Crich, Matlock Bath and Bakewell are all within easy reach by car.

LeaShaw Farm Cottages – Mixed ExperienceThe setting is genuinely lovely, offering spectacular surrounding views, great walking routes directly from the doorstep, and easy access for short drives into Matlock Bath or to the local train station. The cottage has a cosy feel, and the beds are comfortable. The kids really enjoyed looking out of the landing window to watch the horses in the adjacent paddock. If you enjoy a social, campsite-style atmosphere where you don't mind sharing close quarters with neighbours, the setup may suit you.However, several significant privacy, safety, and maintenance issues let the property down:Outdoor Space & PrivacyZero privacy: The cottages are joined at an angle sharing an open patio. The picnic benches sit directly outside the neighbouring property's ground-floor windows, and the second outdoor seating area is only steps away. Farm staff regularly walk through the area as well.Unenclosed farmyard: There are no gates separating the patio from the gravel driveway and working farm areas, meaning young children cannot be left unattended for a second.Tired outdoor furniture: The heavy picnic tables show noticeable wear and lack maintenance, with loose and pulling-apart woodwork.Cleanliness & Bodged MaintenanceDIY cover-ups in the bathroom: The bath and sink areas have extensive sealant issues. Rather than removing black mould, plastic trim strips have been silicone-glued over old seals, leaving discoloured silicone, grubby tile grout, and peeling edges.Deteriorating walls: Flaking paint and crumbling stone around the skirting leave constant debris and plaster dust accumulated on the carpet right beside the bed frame.Windows and cleanliness: Cobwebs, accumulated dust, and very dirty window panes—one window looks directly into a cluttered barn filled with scrap and clutter.Facilities & PracticalityOne key only for a cottage accommodating up to six guests.Limited kitchen & utility gear: No dishwasher, no dish-drying rack by the sink, and only one communal washing machine shared across the accommodation.Inconvenient layout: No upstairs toilet (requiring night trips down the stairs) and a lack of accessible sockets near the beds for charging devices.Overall, while the Peak District scenery is fantastic and seeing the horses is a nice touch for families, the cottage feels tired, poorly cleaned, and patched up with quick bodges rather than receiving proper ongoing upkeep.

A comfortable cottage well situated for the Peaks, with several attractions within walking distance (Crich, Cromford). We had a lovely week in a peaceful locations, we’d recommend walking along the Cromford Canal in both directions.
