This traditional, detached cottage with oak floors, vaulted ceilings and original beams, makes the perfect Lake District escape for exciting days out and cosy nights in by the fire.

The living room, dining room and kitchen in this delightful restored cottage has been opened up to create one communal space. At the heart of the house is a large multi-fuel burner which makes a great focal point for spending time with your friends and family. The high vaulted ceilings, with exposed original beams, make a light and airy space from which to enjoy the stunning scenery of the Lake District National Park which can be enjoyed from the windows on all three sides. The enclosed garden at the rear is a great place for children to play as well as somewhere to sit out and relax in the afternoon sun and enjoy the spectacular views across the valley, to the imposing sight of Blencathra. There is storage available for up to four bikes and there are plenty of cycle routes both on and off road within easy reach. For keen walkers, the location is perfect, the property is located just 4 miles from Thirlmere reservoir which is at the base of England’s third highest mountain, Helvellyn, so you won’t have to go far to find your next big adventure.

This beautiful cottage has two bedrooms and offers a great level of comfort and will certainly appeal to couples and families. Whilst comfortably sleeping four, this property also has a sofa bed in the living area which can convert into a third double bed (bedding available on request) and would therefore suit larger families of five and six.

Tastefully decorated with some lovely original features, Katellen Cottage provides a welcoming Lake District base to explore your surroundings. The property is situated just 1¼ miles from two village pubs or 1 mile on foot, and only 100 yards from the Threlkeld Quarry and Mining Museum which is great for a fun day out, with a narrow gauge train ride, mining tour and activities including digging and panning for gold. For golfers, you will find Keswick Golf Club just 1½ miles away or head towards Keswick and you will reach Castlerigg Stone Circle which is an interesting short walk suitable for all ages. The popular market town of Keswick with its abundance of bars, shopping experiences, restaurants and tourist attractions including The Derwent Pencil Museum, The Theatre by the Lake and Puzzling Place, which has a selection of mind boggling optical illusions, is just 5 miles away.

    We just spent 4 nights here as a family of 4. We loved this cottage, shower was amazing, beds were comfy. Only 10 minutes from Keswick town so it's in a great location. The only thing is there was no washing up sponge or cloth but I think that may have been accidental as everything else was supplied. We would definitely return to this lovely cottage.

    We had a comfortable and enjoyable week at Katellan Cottage. Having read some recent reviews before our stay, I was particularly concerned about cleanliness, but I have to say that the cottage itself was clean throughout, which was a real relief.First impressions, however, were not especially good. The outside of the cottage looks rather rundown and uncared for, with a grubby front door and even a discarded sweet wrapper on the steps when we arrived. Inside, there was an extremely strong smell from the plug-in air fresheners, which initially made me wonder what they were trying to mask. In fact, once we switched them off there was no unpleasant smell at all, so I think they could simply be removed.The cottage is spacious and there is plenty of room to spread out. The beds were particularly comfortable, with lovely pillows and fluffy duvets, and we slept very well. The kitchen was well equipped, although the instructions for the hob and oven were confusing and, in places, contradictory. We appreciated the thoughtful basics left for us — milk, teabags and some delicious millionaire's shortbread.The lounge was pleasant and the TV provision was good; we were able to log into our own Netflix, Prime etc. accounts. The Wi-Fi was also perfectly adequate. We had some chilly evenings and found the heating worked very well and was easy to adjust. It was a shame that there was no longer an initial supply of logs for the wood burner, as this would have been lovely on the coldest evening.The cottage is certainly looking tired in places and would benefit from some TLC and a fresh coat of paint. The main bedroom in particular provided some entertainment, with a very patchy paint job and obvious roller marks! The shower room is probably the area most in need of refurbishment. It was clean, but very dated and tired. The shower itself, however, was excellent, with really good water pressure and plenty of hot water.The garden was probably our biggest disappointment. It is very overgrown and unkempt and bears little resemblance to the garden shown in the listing photographs. It could be a lovely space, particularly with the fantastic view of Blencathra, but the thick undergrowth made it difficult to see the boundaries properly. As we had our dog with us, I wasn't confident letting him out there unattended. There appeared to be a gap which may have been blocked by a wheelbarrow, and the garden gate also needs adjusting as it is currently impossible to bolt securely. This added to a feeling that the garden had simply been neglected rather than maintained.The location is something to be aware of. We had expected the cottage to feel more like it was in the pretty village of Threlkeld, whereas it is actually on the other side of the main road, towards the quarry. It is therefore a reasonable walk to the pubs and coffee shop, and we wouldn't have been particularly keen to make that walk back in the dark. We found that we needed the car for most things. On the plus side, the views of Blencathra are delightful and the cottage is very conveniently placed for the railway trail between Threlkeld and Keswick. We also discovered a small shop on the nearby campsite, which was very handy for essentials such as milk and bread. For anything more substantial, it is about a ten-minute drive into Keswick.Overall, we enjoyed our stay and found the cottage comfortable, spacious and, importantly, clean. With some investment in the exterior, garden, shower room and general decoration, it could be a really lovely holiday cottage. The location and views give it a lot of potential — it just currently feels rather tired and unloved in places.

    Everything was just as expected, directions to property excellent, could do with booklet regarding what to do at end of holiday eg, laundry stripping beds and rubbish collection dates.
