Located in the heart the quintessential Norfolk village of Docking, Pond Cottage is a beautifully refurbished, romantic Victorian terraced property. Full of charm and character, with added sumptuous touches, this delightful cottage is an idyllic destination for lovers of comfort and cosiness. Ideally situated for ramblers, cyclists and exploring by car, Pond Cottage is also within easy reach of a number of fabulous golf courses.
Filled with natural light, Pond Cottage has been sympathetically extended to offer guests a choice of two sitting rooms at either end of the ground floor, to suit all seasons. On opening the front door, guests are welcomed into the first sitting room. Presented in a more traditional, rustic style, this elegant space features a sash window, oak beamed ceiling and natural stone floor. A wood burning stove adds warmth and ambient light during the cooler months of the year. The stone floor continues through to the bespoke kitchen, which is nestled between these two social spaces. The well-equipped kitchen is curated in a modern fitted country-style. Bridged by a breakfast bar, the room opens to the lounge / dining area, creating a sociable and relaxing ambience. More contemporary and summery in feel, bi-fold doors open to the landscaped, paved courtyard garden where a well-established olive tree takes pride of place. With seating available for four guests around a grand circular table, this is the perfect spot to come together to share food, wine and conversation, as lasting holiday memories are created. A very smart bathroom with walk-in shower is tucked to the side of the connecting rear hallway, and completes this floor. Ascend the traditionally steep and narrow Norfolk winder stairs to the first floor where two plush tranquil bedrooms invite deep restorative sleep. The master bedroom hosts a king-size bed and features an ornamental fireplace, with the second bedroom offering a double bed, plus an optional additional single bed available in the eaves.
Outside there is a fully enclosed garden to the front and rear of the cottage. With lovely garden furniture, the rear courtyard garden offers a charcoal barbecue and accesses the cottage’s rear lounge / dining room, making it perfect for al fresco dining.
Pond Cottage is a superb choice for a short or longer break at any time of year. The village of Docking offers good amenities, including a convenience store approximately a ten minute walk from the cottage, The Railway Inn pub less than 20 minutes walk away, and a popular fish and chip shop right on the doorstep. Docking is perfectly positioned for exploring coastal and rural North Norfolk, with the expansive and magnificent coast at Brancaster four miles away. A short drive away the picturesque Georgian village of Burnham Market is home to independent boutiques, art galleries and a variety of eateries. The coastlines and amenities at Snettisham, Heacham, Hunstanton, Old Hunstanton, Holme-next-the-Sea, Thornham, and Burnham Overy Staithe are all within easy reach.
