Guests say

Sands Cottage offers a peaceful retreat in a quiet location close to the coast and nature reserves, making it ideal for couples and dog owners seeking tranquillity and access to scenic walks. Guests appreciate the modern kitchen, comfortable bed, and enclosed garden. While many found the property clean and well-equipped, some noted maintenance issues and areas needing attention, such as the garden and bathroom fittings. Occasional welcome packs and thoughtful touches have been enjoyed, though these are not always provided. Overall, the cottage provides a cosy base for exploring the Norfolk coast.

Several guests found the cottage clean and comfortable, but a notable number reported issues such as dog hair, cobwebs, and areas needing a deeper clean, particularly under beds and in the garden. Cleanliness appears inconsistent, with some stays being spotless and others less so.

The location is frequently praised for its peace, proximity to the beach, RSPB reserve, and local amenities. Guests enjoy the quiet setting and easy access to walking and cycling routes, making it a highlight of the property.

Most guests found the cottage cosy, with a comfortable bed and a tranquil atmosphere. However, some mentioned issues with the mattress, heating, and bathroom facilities, which affected their overall comfort.

The kitchen is well-equipped and modern, but recurring maintenance issues such as low water pressure, broken door handles, overgrown garden, and missing or faulty appliances were reported. Some facilities, like the garden and outbuildings, require more regular upkeep.

Some guests received welcome packs with wine and biscuits, which were much appreciated, but these are not consistently provided. Requests for missing items were sometimes fulfilled promptly, but not always. Thoughtful touches are present but cannot be guaranteed.

The place has gone downhill drastically since we stayed here last year. The toilet \ bathroom door handle has been pulled off and replaced with a door stop so no privacy. The garden patio furniture has been removed and the grass is a foot tall. The mattress is badly in need of replacement, it's a major job to turnover. It seems the place has been allowed to go to rack and ruin. Very disappointed so much so we cancelled our booking for later in the summer and booked elsewhere.

We enjoyed the location it's a beautiful part of the world. The cottage is in need of maintenence. Using the toilet is one of those moments, a private affair if you will, however the bathroom door remains broken. The washing machine is located in a shed in the garden this has not been cleaned, the tumble dryer is broken and does not work. The bed mattress needs to be replaced, and there are numerous spider webs in the bathroom, in the corner of the lounge, the blinds have no way of opening, you have to use your fingers, although there is a integrated coffee machine, the instructions were unclear. The level of uncleaness such as under the bed gave the over all impression that the owner, has not enough interest in maintaining the property. This to reflects upon Cottages. Com.

We were disappointed with the state of the cottage. It had not been cleaned properly with previous dog hair in evidence. In addition, the inside door handle to the bathroom was broken off which compromised both privacy and safety. Finally, the grass in the back garden was long and unkempt which made it unnecessarily difficult to pick up dog poo. Overall the cottage and sun room both seemed tired and in need of a spruce up.
