Nestling in the heart of the Tillingham Valley, this fine semi-detached holiday property is situated on the edge of a beautiful pond with ducks and fish. The property is located on a 200-acre, family-run, traditional working sheep and fruit farm and is ideally based for exploring the Kent and Sussex countryside. The property has fenced decking on both sides to catch both the morning and evening sun, a small garden area and a larger fenced grass area for ball games.

A walkers paradise, with an apple orchard and sheep filled fields to wander over and connect with several public footpaths. See the lambs under the trees of apple blossom in spring, or visit the ancient Cinque Port town of Rye, with its cobbled streets, tea rooms, art galleries and far reaching views over the Romney Marsh. Rye activities include the Scallop Festival in February, the Maritime Festival and Raft Race in August, an arts festival in September and Rye Fawkes Bonfire in November. Camber, Bodiam and Scotney castles are all nearby, along with Battle Abbey and the beautiful gardens of Sissinghurst, Pashley, Great Dixter and Bedgebury Pinetum. Fishing, golf, swimming, sailing, horse riding, cycle hire and rowing boat hire are all available locally, or take the time to explore the wonderful nature reserve at Rye Harbour. Beaches at Winchelsea, 3 miles, and the fabulous golden sands at Camber, 6 miles. Enjoy a tour around the local vineyards and sample the local produce or ride on the vintage steam railway to Bodiam. Rye railway station provides access to London in 1 hour 45 minutes. Shops, pub and restaurant 2 miles. The Wagon Lodge can also be booked with refs 19652 and 19745 to accommodate up to 16 guests.

    Clean property on a working farm. A good base to explore the area. Beds were comfortable and en-suites very spacious Plenty of seating in living area which again was comfortable Kitchen had sufficient equipment Kitchen, dining and living area open plan and could feel a little crowded at timesSmall issue with tv remotes in 3 of the bedrooms. Probably needed new batteries. Very pleasant outlook over the pond which had a variety of ducks and some large fishWould be happy to stay there again

    We enjoyed an excellent week at Wagon Lodge, in spite of the variety of unsettled weather that came our way in early September. The cottage is comprehensively equipped (of note is that the Wi-Fi has been upgraded and works very well), extremely comfortable and well appointed, with the advantage of en suite facilities for each bedroom, and set in very pleasant surroundings. The adjacent farm establishment does not detract from the tranquil rural scene beyond, which provides opportunities for walks directly from the cottage. We were made very welcome by Lisa (and Frank), who gave us some very helpful pointers to the numerous places and activities of interest in this fascinating part of the south coast, and we shall always be more than happy to contemplate a return visit to Wagon Lodge.

    Wonderful holiday enjoyed by all our partyAll the farming family were so accommodating and nothing was too much trouble. Enjoyed spring unfold over our three week stay, especially the new born lambs and wildlife on the pondVery minor point would have appreciated a pint of milk on arrival to make a brew before going to get main supplies
