Marsh View is a spacious and welcoming countryside cottage on Mocketts Farm in Harty, tucked away on the Isle of Sheppey and just a short stroll from the award-winning Ferry House restaurant and the coastline. With room for 8+ guests across four bedrooms, it's an ideal choice for families, multi-generational groups or friends getting together to relax and recharge. The layout is flexible and easy, offering generous living space and everything you need to feel at home. From the doorstep, there are beautiful walks and bike rides across the marshes and along the coast, and you’ll be perfectly placed to explore Elmley and The Swale nature reserves, peaceful beaches, and the wider Kent countryside. Though it feels wonderfully off the beaten track, Marsh View is still only around 30 minutes from Maidstone, under an hour from Canterbury, and just over an hour from London, making it a fantastic year-round getaway spot.

Please note, The Ferry House will close for regular dining from April 2026, reopening on select dates for special events. Private dining for larger groups may be offered, subject to availability – please contact us for further details. In-cottage catering will still be available.

With space for 8+ guests across four bedrooms, it’s a fantastic choice for families, extended families or friends looking to slow things down and enjoy some fresh countryside air. The layout is flexible, with bedrooms spread over two floors and two ensuites, giving everyone their own space to unwind.

The cottage has a private terrace where you can sit out with a coffee or a glass of wine, enjoying uninterrupted views. There’s also access to shared grounds, including lawns, picnic spots and a fenced duck pond. Whether you’re gathering for a special occasion, a long weekend or just reconnecting with loved ones, Marsh View offers a relaxed space in a beautiful setting.

The Isle of Sheppey is a bit of a hidden gem - a small island off the Kent coast, full of wildlife, big skies, and proper peace and quiet. From your front door, you can walk or cycle for miles along flat, scenic trails suitable for all ages. The coastal path, Leysdown beach, and the local nature reserves at The Swale and Elmley Marshes are all close by and full of wildlife to spot.

Further afield - but still only a short drive - you’ll find golf courses, horse riding, clay shooting, and family-friendly attractions. Head to Maidstone or Canterbury for a bit of shopping and culture, or take a trip to Bluewater for serious retail therapy. Wherever you spend your days, you’ll love coming home to the quiet of Harty.

Marsh View is also dog-friendly, with a fully fenced, dog-safe garden and access to Mocketts Farm’s private dog exercise paddock, which is available for all cottage guests to pre-book.

As with all cottages on Mocketts Farm, Marsh View is completely private and self-contained, but can be booked alongside the other cottages to sleep up to 53 people in total - perfect for weddings, milestone birthdays or big family reunions.

Inside Marsh View

Marsh View is a characterful timber-clad cottage with space for 8+ guests across four bedrooms and three bathrooms, spread over two levels. It has a wheelchair-friendly layout on the ground floor and beautiful views throughout.

Downstairs:

A welcoming open-plan layout with flagstone floors, oak beams and natural timber finishes, bringing the outdoors in and creating a relaxed, rustic atmosphere.

The kitchen is a bright and sociable space, with everything you need to self-cater with ease - including a dishwasher, coffee machine, and an American-style fridge/freezer. At its heart, the large square dining table is a great gathering spot for meals, games, and conversation.

The living area is tucked just beside the kitchen and feels like a natural extension. Settle in on comfy sofas to watch the Smart TV with Freeview channels, or switch off the screens and enjoy a choice of board games.

A spacious ground floor bedroom with a double bed, storage and room for a cot or folding bed, plus an ensuite with a shower.

A second ground floor bedroom, wheelchair-accessible and flexible as a double or twin, with its own wet room. All bedrooms have a TV and DVD player.

Upstairs:

Two further bedrooms with double or twin beds, plenty of storage, TVs with DVD players, and lovely views across the countryside.

A family bathroom with a shower over the bath, WC and hand basin.

Outside:

A private terrace with a picnic table and views of the enclosed duck pond, ideal for morning coffee or evening drinks.

Guests also have access to the shared lawns and grounds at Mocketts Farm, and off-street parking is provided.

The cottage has a fully fenced, dog-safe garden, and all guests can use the onsite dog exercise paddock  when prebooked.
