The Bothy at Fordcombe is praised for its peaceful rural location, spacious layout, and well-equipped interiors, making it a comfortable base for exploring the Tunbridge Wells area. Guests appreciate the large garden and convenient parking, with several noting the property’s suitability for families and those with limited mobility. While most found the cottage clean and homely, some mentioned areas needing attention, such as minor maintenance issues and occasional lapses in cleaning. The property offers a relaxed, lived-in feel, ideal for those seeking a tranquil countryside retreat.
Most guests found the property clean and comfortable, though several reviews noted issues such as leftover items from previous guests, sticky surfaces, and the need for improved changeover cleaning. These mixed experiences suggest cleanliness is generally good but can be inconsistent.
The location is widely praised for its tranquillity and proximity to local attractions, pubs, and countryside walks. Some guests noted the need to drive to walking routes, but overall, the setting is considered a major highlight.
Guests frequently mention the cottage’s spaciousness, comfortable furnishings, and suitability for families and those with mobility needs. A few noted worn furniture and a noisy floor, but overall comfort levels are high.
The cottage is well-equipped with a large garden, two bathrooms, and a fully stocked kitchen. However, some guests reported minor maintenance issues, missing items (like a DVD player), and garden safety concerns for dogs. Facilities are generally good but could benefit from some updates and repairs.
There is no mention of welcome gifts or personal touches such as a welcome pack. Some guests noted a lack of information packs and basic supplies like toilet paper. While one guest thanked the hosts, gifts or extras are not guaranteed.

The directions were confusing. It rained the two weeks we were there so we really needed to dry the laundry inside as we could not find the tumble dryer. Turns out it was in the garden shed together with a tiny table top barbecue! The shed had no lights in it either. Drying laundry inside on a broken arirer was no fun. It collapsed twice! There was recycling left in the bin and after telling the owner about these things she expected us to deal with them. One of the outside lights did not work. The whole building was full of cracks everywhere. There was no dvd player as advertised. Parking was ok except there were too many overgrown bushes to get past the cars. They need cutting back badly. After a week there with no contact from the owner we had to search for fresh towels..The garden was barely mown don’t know if that was intentional or not. The living room furniture badly needs replacing….pretty worn out.

Nice big cottage with large garden. Could do with a bit of TLC, cracks in walls, wobbly coffee table and black shower pipe.Reasonably close to pub in fordcombe but The Hare in Langton Green is worth getting a taxi for.Would stay again if visiting the area.

Attractice and spacious holiday home in an ideal rural location close to Tunbridge Wells and convenient for many National Trust properties, etc. However there was no communication from owner explaining check in; thankfully the cottage was unlocked when we arrived. There was no contact subsequently either. We were unable to find any info pack so had no explanation of rubbish/recycling arrangements for example. The dining table was very sticky to the touch and would not clean easily. The dishwasher had not been emptied and there was rubbish left in a kitchen cupboard, presumably from the previous visitors. It was also disappointing to find no lavatory paper. If this is not supplied then it should be clearly stated to prevent any difficulties. The Bothy may have received a 5 star rating ten years or more ago but needs some improvement in management to aspire to that currently.
