Designed exclusively for couples seeking a peaceful escape to the countryside, this lovingly restored 18th century barn is the perfect space to relax and unwind. The spacious upside down living area features a vaulted cieling and many original features, with spectacular views across surrounding fields from the large upper deck. The ground floor has a beautiful bedroom with exposed oak beams and feature stone wall, luxurious bathroom and underfloor heating throughout. Many home comforts and a touch of luxury ensure guests will have a memorable stay. 

The Old Barn, Higher Kellacott, is the perfect base for couples to enjoy an extended holiday or out of season short break. Set in beautiful countryside with panoramic views to Dartmoor and beyond, the property is on our smallholding in Kellacott, which is just 2 miles from the A30, giving guests excellent access to major tourist destinations and popular Cornish beaches, with the Dartmoor National Park just 20 minutes drive.

The barn, which dates back to the 18th century, was renovated from 2021 to 2023, taking full advantage of the size and aspect of this original farm building to create a luxury cottage for couples. The vaulted ceiling recreates the original barn roof structure, featuring replicas of the old scissor beams, which provide a wonderful feeling of space where guests can relax and unwind in total peace and seclusion, overlooking our fields to far reaching views of the hills beyond.

Despite its rural location, there are many pubs and restaurants in the vicinity, with ample local amenities nearby for groceries; the award winning Strawberry Fields Farm Shop is just a few miles away. Guests can also arrange for online grocery delivery, freeing up time for rest and relaxation. We also have a range of home produce for guests to order, whether it's some of our award winning home cured bacon, free range eggs, or a fresh loaf of bread and croissants hot from the oven for breakfast. The Old Barn can accommodate up to two well behaved dogs and guests are welcome to use our fully fenced field as an exercise area, where they can be let off the lead. Being near to Dartmoor, Roadford Lake and many Cornish beaches, there'll always be plenty of walks to choose from.

Ground floor

The ground floor features a spacious and elegantly designed bedroom, complete with a vaulted ceiling, exposed stone wall, and underfloor heating for year-round comfort. The beautiful wooden super king bed, fitted with a luxurious memory foam mattress and dressed in Egyptian cotton bedding, promises a restful night's sleep. Antique furniture and a charming chaise longue add to the room’s timeless appeal.

Adjacent to the bedroom, the bathroom features a freestanding corner bath, large walk-in shower and a beautifully tiled floor with underfloor heating—perfect for a spa-like retreat.

The entrance hall includes many original features and antique furniture, plus a convenient utility space with washing machine, dryer and freezer, and an elegant oak staircase leading to the upstairs living area.

Upstairs living space

The upstairs open plan living area is a true highlight, with its vaulted ceiling, exposed beams, and many original features. The spacious design offers a perfect blend of welcoming warmth with a feeling of old world charm, perfect for relaxation and enjoying each other’s company.

The seating area, which features a comfortable sofa, smart HD TV, Bose speaker and electric feature fire, looks out onto a large upper deck with glass balustrade which is accessible through the granary doors.

A room divider separates this area from the fully equipped kitchen and dining area, with electric hob, dishwasher and dining area, ideal for everything from leisurely breakfasts to intimate evening meals.

Outside:

The spacious upper deck, enclosed by a sleek glass balustrade, is designed for both relaxation and alfresco dining. Accessible through the granary doors, it features comfortable sun loungers and outdoor dining facilities, perfect for soaking up the sun while admiring the stunning views of Dartmoor and our peaceful fields, where sheep, geese, and hens graze.

Bathed in early morning summer sunlight, the deck faces west, offering guests the perfect vantage point to witness spectacular sunsets.

The barn also benefits from an additional private outside seating and dining area, providing sheltered outdoor seating and dining space. This private area is ideal for enjoying a evening barbecue.
