No smoking.. This characteristic, 15th-century cottage with its thatched roof and unusual feature of terracotta tiled exterior make this a unique holiday destination. Although having all the old charm outside, internally the cottage has been finished to a very good standard and provides a comfortable and convenient interior. The semi-detached cottage is situated in the Exmoor town of Dulverton not far from the banks of the River Barle. So, whether you want to wander into the town centre, enjoy one of the local pubs and restaurants, or sit by the river and watch the world pass by, all this can be done without having to step foot in the car. There is superb scenery and walking on the South West Coastal Path or inland on Exmoor and many other places to visit to make a memorable holiday. The Victorian villages of Lynmouth and Lynton, famous for the Watersmeet Gorge (NT), valley of the rocks and the funicular cliff railway are close by. Looking towards Minehead, there is the promenade to enjoy a relaxing walk and an ice cream, as well as having a good array of shops and other amenities. The West Somerset Railway is worth a visit for those with an interest in steam engines. Dunster Castle (NT) and village, with its beautiful terraced gardens, Deer Park and Mill will make for an interesting day out as well as Porlock Weir. There are beaches at Dunster and Blue Anchor for all to enjoy. Shop, pub and restaurant 10 yards.

Cottage incredibly dirty cobwebs everywhere especially in the kitchen, blueberries on the kitchen floor , thick dust on fridge , old burnt firewood left in fire , stains on duvet and pillowcases , fridge left off and smelling , exposed wire in the bedroom clearly for a tv that isn't there, main part of the oven doesn't work , "dog friendly" but no garden or area for them to go , stains on the carpet , fuse kept tripping for the electric,freezing cold the whole stay, nothing provided for washing machine, cracks of the sofa filled with random objects and rubbish, scratches and marks all over the doors , extremely run down and uncared for

We loved our stay at the boot, the only draw back is the lack of any garden area. We also couldn’t get the log fire to stay alight, and we have log burners at home and never had an issue. The heating was effective though and there were storage heaters to use when it got particularly cold. The list of bin days that was up was from 2025 so unfortunately didn’t know when the bin day was so didn’t manage to catch it. The Boot has plenty of character and charm, and it is ideally located so close to all amenities.

Great property and fantastic location, we had some issues with the hot water tap in the kitchen as it did not open and was unable to be fixed over the Xmas period, we also found dirty utensils, burnt pots and generally uncleanliness, we tried to use the hover however it was so full it did not work and there was no replacement bags to change out the full bag. We did however have a great time
