Commanding an imposing waterside position, Riverside House stands on the banks of the River Waveney, the gateway to the southern Broads, a short walk from the market square in the pretty town of Beccles on the Norfolk-Suffolk border. It is set in a street of mostly medieval and Georgian houses, each with their own architectural charm, and has a private, riverside terrace which overlooks the 16th-century church and bell tower where Lord Horatio Nelson’s parents were wed. A house for all seasons, you can sit round the roaring log fire in winter, or enjoy the west-facing private terrace and gardens in summer, watching magnificent sunsets over the fields. Fishermen will delight in fishing from the holiday property’s large pretty riverside garden and patio – a rowing dinghy and two buoyancy lifejackets are even provided for river trips or picnics. Walk to the centre of the charming market square to enjoy a drink at one of the many local inns and traditional country pubs or savour a leisurely meal at one of the restaurants. A range of independent delicatessens sell epicurean speciality local produce and there is even a Victorian sporting shop. Explore all the attractions that Norfolk and Suffolk have to offer including Southwold, 15 miles, with its seafront, pier and summer theatre, or Dunwich Heath and beach. There is also rspb Minsmere to visit, Aldeburgh with its fishing boats and local seafood, and Snape Maltings with its concert hall. Pleasurewood Hills theme park and Africa Alive are not to be missed, and children will love the treetop experience at Bewilderwood adventure park. Shops, pubs and restaurants 300 yards.

Gardener may visit midweek during your stay, you do not need to stay in the property whilst the gardener is in.

    We had a really enjoyable holiday overall, mainly thanks to the fantastic access to the river. Being able to fish right from the property, use the rowing boat provided, go out kayaking, and even hire a day boat from Hippersons Boat Yard (just around the corner) really made the trip special. Sitting on the terrace in the evening, fishing while watching boats drift past and the sun setting, was a real highlight.Unfortunately, the property itself was quite a letdown. On arrival, the first impression wasn’t great as cobwebs covered the windows and outdoor furniture, which meant we had to clean everything ourselves before being able to enjoy the terrace. Inside, the property felt tired and dated. Paint is worn, especially on the staircase, the décor is old, and the furniture, while usable, is in real need of an upgrade. The bed was serviceable but clearly past its prime.The kitchen was another disappointment. It felt a bit sticky and unclean on arrival, so we had to wipe down surfaces and tables ourselves. The layout is awkward and dark, and the breakfast area and dining table felt cramped and mismatched. The downstairs corridor also seemed like wasted space, and a redesign to open things up would make a huge difference.Would I stay again in its current condition? No. Did I enjoy my time there? Yes, but only because of the river access.As for Beccles itself, it didn’t quite live up to expectations. While the town has all the big conveniences such as supermarkets, chain restaurants, and high street shops, it doesn’t have much in the way of charm or unique attractions. A few second-hand bookshops and charity shops, yes, but not much beyond that. A trip on the train to Oulton Broad was worthwhile, but Lowestoft felt drab unless you’re purely heading for the beach. Unfortunately, we also had one sour encounter with a stallholder at the local market, whose rudeness left both us and other customers baffled, which was not the best impression of the town’s hospitality.In summary, the location by the river is excellent and made our holiday, but the house itself needs some TLC and updating before I’d consider returning.
