Kilburn House is a large Victorian town house just a short stroll from the centre of Bridlington on the beautiful North Yorkshire coastline. Once known as a popular bed and breakfast, it has once again been transformed into a very welcoming home. With private hot tub, spacious social areas and two private courtyards, this holiday home is perfect for large family groups to come together and celebrate whilst enjoying this vibrant harbour town.
The spacious open plan living/dining area offers a large bay window which floods the room with natural light. Huge sofas, handmade for the property, offer plenty of seating and are ideally placed to enjoy a family night in front of the 65” Smart TV, whilst the bespoke dining table can accommodate the whole group, whether that be for a hearty breakfast before heading out for the day or for coming together to enjoy a delicious home cooked evening meal. This holiday home also offers a café room with bar; just perfect for a social cuppa before heading out for the day. The chef in the group will be delighted with the kitchen which offers a host of appliances including a huge range, triple slow cooker, and a large grill. There is a separate utility room with fridge/freezer, washing machine and dryer. A cosy ‘quiet’ room sits to the back of the house and here you can relax in one of two armchairs to read a book or enjoy one of the board games provided. A second sitting room offers more seating and access out to one of two private courtyards. This offers a private seven-seater hot tub and additional seating. Enjoy a soak surrounded by bubbles in the mid-day sun or enjoy a spot of star gazing with your friends on an evening. Kilburn House offers two ground floor bedrooms, one of which has en-suite shower facilities, for those who can’t manage the stairs. Access to the second courtyard is via the café’ room. This outside area offers a covered seating area should the weather be a little inclement.
This fabulous holiday home offers nine further bedrooms spread over two floors, the majority of which have en suite bathrooms. There is a mixture of double, super king-size zip and link and a bunk room, and all of them are beautifully presented with Freeview TV’s. The deep filled mattresses and cosy soft furnishings will guarantee a great night’s sleep after a busy day. A bonus too are the six private car park spaces – two to the front and four to the rear of the property.
On the doorstep is a plethora of tea rooms, restaurants, amusements and convenience stores. Bridlington also offers two beautiful sandy beaches, a promenade for relaxing seafront walks and a thriving spa and theatre offering a packed events programme throughout the summer months. Sewerby Hall and Gardens, Burton Agnes Hall and Sledmere House and Gardens are all within a short drive of the property, and a little further along the coast is Filey and the pretty village of Flamborough with its working lighthouse. For bird watchers, a visit to rspb Bempton Cliffs is a must. With miles of walking and cycling routes do not forget to bring your bikes. We enjoyed our holiday but at first we couldn't get into the house lock box was hard,there was a leak in the bar area due to a toilet been blocked and over flowed, one of the benches in the dining area which had already been fixed, collapsed with people on it, which could have been worse than it was.

A lovely house that housed our annual family holiday of 20 people adequately. It was close to all amenities and the kids and adults alike enjoyed walking along the prom. Found lovely places to visit all within a few minutes away. Everyone enjoyed the holiday and the seaside atmosphere. Only downside some of the kitchen equipment but we managed easily enough. Although some surrounding buildings were run down Kilburn house has a welcoming feeling. Everyone had a good time.

Our holiday started with the front door Yale lock not working so I had to climb over a 5 foot rear fence and get in a back of the house and then open the front door by levering the Yale lock open from the inside.. From this start our experience just went downhill, the house was filthy, the kitchen, all surfaces all equipment ie. grill, toaster pots and pans were all sticky with the residue of air borne fat.. There was dust and cobwebs and more dust everywhere of the type that takes weeks and months to develop.. massive cobwebs even on the cooking extractor fan. The whole house was unclean in this manner. We spent the first two days of our holiday cleaning the house to a standard that we were prepared to live in and eat in…Turning to the facility’s in the house, there are 9 toilets to serve the 11 bedroom we were provided with 3 toilet rolls, and 4 hand wash soaps. The towels were in short supply and poor quality the bed linen was also cheap and poor quality. One of the bedrooms is accessed from an outdoor space, this space was truly filthy and could not have been swept or cleaned in anyway for months. There are no instruction books or information for any equipment in the house including the hot tub. There is no evidence of any testing of the hot tub water. The house is at best uncared for, un-maintained and potentially dangerous. ie. The grill, toaster, and ovens smoked setting of smoke alarms when switched on, as for the hot tub water it was not safe to use when tested by one of my party. I had phoned him to bring his swimming pool testing equipment. There are so many things I could report to illustrate the lack of maintenance and care of this house but I have given a flavour of our disappointment with this house.Two final points.. 1. When we first arrived and became aware of the filthy state of the house, we complained by phone and the owner deposited 5 bottles of hand wash to the front door and did nothing else. 2. The description of the house in holiday adverts doesn’t match reality.. most of the kitchen appliances are well past there best.. The cooker has the top oven not heating, the fridge has no handle the freezer has missing doors there was no “welcome pack” as promised in the adverts and on and on the list could go..
