Five Acres is a perfectly situated barn conversion with far reaching views over beautiful countryside just a short drive from the thriving market town of Thirsk, right in the heart of North Yorkshire on the edge of the famous North York Moors. A welcoming dog and family friendly property, with large gardens and a peaceful aspect. Beautifully decorated with antique furniture and a wealth of original features, this is a very special place to enjoy time away with loved ones.
The spacious open-plan dining room, kitchen and sitting room boasts far reaching views across the surrounding countryside, exposed beamed ceilings, a bespoke kitchen with AGA (turned off during the summer) and a roaring wood burning stove in the large fireplace. There are two ground floor bedrooms with beautiful antique beds, the master benefits from an en-suite and there is an additional downstairs shower room. Upstairs on the first floor there is a family bathroom featuring a free-standing bath and two further bedrooms which enjoy views over the garden and surrounding countryside, one has a Juliet balcony.
Stepping outside, chickens roam freely around the large, mature garden. Within the gardens are a fire pit area, barbecue, pretty pergola and paved terrace with superb views. Five Acres welcomes up to two dogs, however please be aware, although the garden is enclosed, the fence is low and a determined dog may be able to escape!
Situated a few miles outside the village of Boltby, you are only a short drive to Sutton Bank, at the top of which was the favourite view of James Herriot, the famous Yorkshire Vet. Five Acres accommodates up to eight guests, ideal for bringing the whole family together or spending some precious time away with friends. There is certainly an abundance of places to eat; The Carpenters Arms at Felixkirk, Batum in the sought-after town of Helmsley and not forgetting the famous Star Inn at Harome, virtually winning every relevant industry award from Top UK Gastropub to the much celebrated Michelin star offering modern Yorkshire food made from locally-sourced ingredients. You are simply spoilt for choice!

It is a beautiful house, cosy, comfortable, well equipped, rustic with a modern kitchen and bathrooms. Nestling in a green valley it is only a ten minute walk up onto the heathery moors. A beautiful hamper awaited our arrival, and our host was quick to reply to our questions.

Five Acres is marketed as a "luxury property" that has been "quality checked". It carries a 5* price but the accommodation falls many stars below that quality. The approach, via a long private roadway, is seriously potholed to the extent it is hazardous. The former barn itself is attractive enough on the side that has the view, and that was not disappointing; but the standard and range of furnishings inside is poor. Sagging sofas with loose faux fur (ugh) and cloth coverings; not a single bedroom had a bedside table and lamp; some ceiling light bulbs flickered or were missing; there were stains on the carpets. The cleaning standard was not great either with cobwebs behind radiators, patio door windows that needed a clean and the sticky fingerprints on the doors of electrical equipment in the kitchen. There were insufficient electrical sockets throughout, with the single exception of the kitchen (perhaps that is why there are no bedside lamps). There was far too much personal stuff from the owner on display - family photographs (weddings and children), a punch bag suspended from a ceiling joist in one of the bedrooms and baseball caps, soft toys and dust collecting cushions everywhere. The heating system was variable with one bathroom like an uncontrollable sauna and the open plan downstairs being cool unless the heating was left on all day (even in September when we were there). The owner's agents, Yorkshire Hideaways, tried to explain away some of these shortcomings but it was unconvincing because the issues were either a matter of fact (e.g. no bedside lamps) or a failure to meet expectations based on the marketing claim to be a quality, luxury property. We were even told by Yorkshire Hideaways that the property was due for its end of season deep clean, which implies that despite paying an expensive hire fee we should accept a sub-standard quality! In summary, the property was more than disappointing and the cost of the hire at £400+ per night was simply a rip-off.
