Boasting a fabulous sea view, five bedrooms, and within easy reach of the North York Moors, this is a wonderful base for a group of 10 to discover stunning coastlines and unspoilt countryside. Arrive at this tranquil property with ease by parking in the private driveway, take in the peace and quiet, and get settled into Voebroch. For spending time with loved ones or celebrating a special occasion, you'll find a spacious, bright, open-plan living space inside; set the large dining table for 10 with a stunning sea view, while the group's designated chef cooks up a storm in the well-appointed kitchen area, complete with a range cooker and dishwasher for easy clean-ups.

Turn on the Smart TV for after-dinner entertainment, whilst the small sitting area invites a few guests to take refuge with a glass of wine by the warmth of the woodburning stove. This coastal holiday home has you covered with two utility rooms, one with an American-style fridge/freezer and a wine cooler, and the other containing a washing machine and tumble dryer to throw in sandy clothes and beach towels. Relish the sea view from the rear garden, where guests can picnic on the lawn in the sunshine, set the outdoor seating to dine alfresco under the stars, whilst a side, enclosed courtyard is a quiet spot to unwind.

Upstairs two more bedrooms include a fabulous double with a freestanding bath and basin to soak in the bubbles whilst enjoying a sea view, alongside another double. After a day trekking along the coast or swimming in the sea, enter into Voebroch's boot room to kick off muddy shoes and jump straight into the ground-floor shower room to rinse off the day, or enjoy longer soaks for tired legs in the bathroom with a gorgeous freestanding bath and heated towel rail for added comfort.

Voebroch puts you in a fantastic location for a range of attractions to suit all guests; walkers can join the renowned Cleveland Way coastal path at the bottom of the garden, starting in Helmsley and ends on Filey Brigg, for breath-taking and ever-changing landscapes. Pack the car and take a short drive to Whitby for a day along the family-friendly, sandy beach, marvelling the ruins of Whitby Abbey overlooking sparkling seas, or climb the 199 Steps for panoramic views of the bustling town and harbour.

Lythe is a small, peaceful village resting between Whitby and Staithes in North Yorkshire. The village is home to St. Oswalds Church, with medieval and anglo saxon connections, along with a Viking burial site, and offers a choice of attractions including the historic Mulgrave Castle just south of the village. Dining options include The Stiddy, a traditional public house serving delicious home-cooked meals, whilst you can stock up on essentials at Lythe's Community Shop and post office.

    With a bit more attention to detail, this could easily be a five-star property. Unfortunately, there were several issues on arrival that let the property down, which was particularly disappointing given the price paid. Cleanliness, in particular, was below expectations. The floor—especially under the dining table—was unclean, with visible crumbs and hair. The upstairs bath had clearly not been cleaned, and the bedroom bin had not been emptied. The downstairs bathroom also requires attention, with a stained toilet seat and a marked wall above the toilet. Additionally, false nails were found under the duvet. We also found a false hairpiece under the couch, along with a significant number of dead flies throughout the property, including on the windowsills. Outside, the grass was extremely overgrown and had clearly not been maintained. We had to purchase a lawn mower ourselves in order to cut it. After doing so, we discovered dog waste that had been left behind by previous guests. The vanity unit above the sink in the downstairs bathroom was also unclean, with visible marks and rings left from bottles. There was a significant issue with flies likely due to the nearby farm which made the kitchen area particularly affected. We ended up purchasing several fly traps ourselves to manage the problem. Additionally, the kitchen could be better equipped, as there were plenty of large plates but no side plates available. The games room is a great addition and offers plenty of entertainment; however, it would be much more convenient if there was direct access from inside the house. It also would benefit from a thorough clean. Once we had cleaned the property ourselves and sorted the garden, our stay became much more enjoyable, but this is something that should not have been necessary, especially at this price point. Overall, a beautiful property with great potential, but improvements in cleanliness and maintenance are needed to match expectations.

    Good house size and set up for a large group of people with en suites in majority of bedrooms. Nice modern furniture and especially loved the non slip kitchen floor for the dogs! Remote location so a car is needed to visit the local areas including pubs and shops. Didn’t really use the games room at all because was outside in the garage. If there was an internal door would have used it a lot more. A few minor niggles which would have made us give 5 stars - no dishwasher salt or rinse aid (we bought our own and filled it up), error on washing machine so didn’t use, fire alarms randomly go off because of dust in them, heating system not easy to figure out, some mattresses not the greatest. The sinks/drainage are very slow, kitchen bin could do with an upgrade to be larger with a foot pedal.

    Beautiful quiet location in a little hamlet but within easy reach of all the key sights along the coast. House has been renovated to a very high standard, decor stylish and modern and plenty of bathrooms. Kitchen/diner is an excellent space. Garden backs onto the coastal path with access through a gate. Stunning coastal views. Just a couple of points for maintenance - there is a slight musty smell when entering the hallway and in two of the downstairs bedrooms - not sure if there's been a leak previously or whether there's another minor issue with the drains at that end of the house. Bed in downstairs double with the en suite could do with an upgrade. The mattress is very soft with little support and the bed base had some slats that had come out of their slots which we rectified but it made little difference - they're not very sturdy and one looked split. Fortunately there was only one person sleeping in the bed. Neither of the above issues impacted our enjoyment of the house - there were six of us and the universal view was that it was a great house and a location that couldn't be bettered. Just a couple of tweaks and it would be five stars across the board.
