Deep in the rugged countryside of Kirkmichael, near Blairgowrie, Scotland, a beautiful barn conversion emerges from the trees and rolling hillsides, blending with the browns and greens of the surrounding area perfectly and providing an amazing base for families and friends with a passion for hiking and cycling, The Owl Barn offers a convenient and stunning starting point for your Highland adventure.

Indulge in the fresh air of the countryside as you unpack your bags from the convenient off-road parking and take in the scenery that you will no doubt be excited to explore.

Once inside the property, discover a delightful sitting room with high ceilings, situated on the first-floor and fitted with an abundance of furniture and a woodfired stove to warm your feet as you plan the day ahead of you, or you can catch up on your favourite shows and sample the books and maps available for you.

When mealtimes call, make the most of the wonderful kitchen/diner, painted green to bring in a flavour of the outside, and fitted with all of the amenities you will need to make the perfect breakfast, and with French windows opening onto a balcony, it is the perfect space for a morning coffee as you take in the great outdoors. When sleep calls, choose from one of two rooms, both situated on the lower ground-floor and with a fresh décor to make you feel right at home, including a king-size bed and a super-king-size that can be set up as a twin room on request.

Decorated with smart black tiles, grey walls and with a heated towel rack, a splendid shower room is available for you, as well as a larger bathroom, with tiles to match the colours of the outdoor scenery, where you will be able to enjoy a soak in the bath after a long day of cycling or use the separate walk-in shower available.

If you wish to recline outside with your favourite drink, there is a patio with furniture perfect for just this, or a lawn where you can enjoy a picnic.

When it comes to adventure, the Owl Barn has this in abundance, with cycling and hiking routes beginning right on your doorstep, including the exceptional Kindragon Loop, where you will find a variety of tracks, as well as meeting part of the challenging long-distance route of the Cateran Trail. From these trails you can also explore through woodland tracks, heather moorland tracks and explore the remains of Bronze Age round houses. If it is wildlife that interests you, then you will be pleased to know that this area has it in abundance, with red deer grazing outside of the property, red squirrels in the woodlands and ospreys at the nearby Loch of the Lowes. You can stock up on essentials at the village store, or you can head further afield to the nearby town of Blairgowrie, where there is an abundance of small shops, pubs, restaurants and easy access to Glenshee Ski Centre. Walking, wildlife or mountain biking, whichever you wish to try, Owl Barn will be the perfect base for your holiday amongst the stunning Highland scenery. EPC Rating: Band C

The red sandstone town of Blairgowrie is situated on the bank of the river Ericht, where it emerges from spectacular gorges in Strathmore. With good shops, great restaurants and coffee bars, it makes an excellent town to start exploring Perthshire and the beautiful Angus Glens. Surrounded by rolling fields, famed for their berries, the town is overlooked by hills and mountains, and is the main link to Scotlands largest ski centre at Glenshee. The surrounding countryside is the perfect terrain for horse riding, cycling, mountain biking and hill walking, whilst golfers are well-catered for with several excellent courses (including Rosemount) locally. Gleneagles and championship courses of Carnoustie and St Andrews are also within easy reach. Marvel at the world’s tallest beech hedge at Meikleour (600m long and 30m high), see Meigle’s collection of Pictish sculpted stones, or listen to stirring tales at Glamis Castle, the setting for Macbeth and said to be Scotlands most haunted castle! The small town of Dunkeld is also worth a visit with its historic cathedral, riverside walks, impressive trees, such as the Birnam Oak and parent Larches of Dunkeld, and the Hermitage, which offers breath-taking waterfalls. Abundant wildlife frequent the many surrounding woodlands, from red squirrels, foxes and deer to Swifts, Goldcrests and Buzzards, with breeding Ospreys seen at nearby Loch of the Lowes.
