Trem Yr Ynys is a well-equipped, spacious cottage in an outstanding riverside location, ideal for exploring Betws-Y-Coed and the surrounding countryside. Guests consistently praise its proximity to walks, shops, and public transport, as well as its warm, homely atmosphere. The property is pet-friendly and offers ample parking. Some minor issues were noted, such as occasional dog odours, garden furniture needing attention, and the garden not being fully secure for dogs. Overall, visitors enjoy a comfortable and memorable stay, with many planning to return.
Most guests found the cottage clean and tidy, with particular praise for the housekeeper and general upkeep. However, a few mentioned dog odours in the lounge, some cobwebs, and a bathroom area needing attention, which slightly affected the overall impression.
The location is repeatedly described as perfect, central, and beautiful, with direct access to the river, walks, shops, and public transport. The setting by the river and proximity to village amenities are standout features.
Guests generally found the cottage warm, spacious, and comfortable, with positive comments on the beds and living areas. Some minor issues were raised about specific mattresses and creaky beds, but these were quickly addressed by the owner.
The cottage is well-equipped, with most essentials provided. Some guests noted a lack of certain kitchen items, bin bags, and garden furniture needing updating. The property offers good parking and is suitable for families, but the garden is not fully secure for dogs.
Several guests appreciated thoughtful touches such as a welcome pack, milk, and fruit bread. However, please note that such gifts are not guaranteed for every stay.

We loved Trem Yr Ynys; it’s spacious, has everything you need and although it is on the main road, the fact that it’s set back by the river mutes the traffic noise. We were there during the extreme heat and the shade from the trees and the proximity to the river made an appreciable difference. We felt it as soon as we walked down the little dip to the parking area. Falling asleep to the sound of the river was wonderful. The beds were very comfortable, too. The village is, of course, busy (It’s a victim of its own picturesqueness) and more so during the hot weather when a lot of people seemed to have decided just to bunk off work/college/uni and go somewhere cooler, lol) but the house is a wonderful and quiet haven.(If you can’t get all you need in the local Spa or Londis, Tesco deliver)

The location of this property is excellent, within walking distance to beautiful walks, shops and pubs. The view of the river at the bottom of the garden is amazing. Unfortunately there were a few things that let this property down mainly the outside area, the garden was not dog friendly, there was no secure area to allow your dog freedom. Even the area by the river has poor fencing which dogs can easily get through. There is also a shared driveway with the adjoining Art Gallery where customers can park so people are walking pass you. The garden furniture is untreated and looked rather shabby and there were no cushions so sitting was rather uncomfortable. The garden and shared driveway was not mentioned in the description and i think it would be a good idea to let customers know beforehand. Areas inside the house could do with some TLC. Overall we did enjoy our holiday but the points above did let this property down.

Starting with the plus points, the cottage is in a lovely location with all the amenities you could need on your doorstep. The beds were comfortable and clean. Unfortunately for us this is where the plus points end. The property allows you to take dogs, but the garden is completely unsuitable for them in the current set up. There is no secure area for you to let them off leash, which could be somewhat addressed by fencing off the patio area. The cottage also shares a driveway which leads to a car park, with the gallery next door. This is accessed through a gate at the top of the property.. Throughout the week we had people on a daily basis using the car park. So while you are outside in the garden you have people walking and driving right by you, we also had to ask numerous times for the gate to be closed as it leads straight onto a main road. This shared access and unsecured garden were not mentioned in the description, we would not have booked it if it was. The cottage is lovely but really needs updating, the rug in the front room had a very strong dog smell. We had fantastic weather but were unable to use the garden furniture due to its poor & untreated condition, with no cushions available. As stated the cottage is lovely but in its current state it did have an impact on the enjoyment and how relaxing the holiday was for us.
