Set within an elegant town house right in the centre of Barmouth, this impressive four-storey apartment provides spacious, contemporary accommodation for up to eight guests. Accessed via a shared entrance with the neighbouring apartment (which can also be booked alongside this one for larger gatherings), it’s an ideal choice for extended families or groups of friends looking to holiday together while enjoying generous living space and modern comforts.
Arranged over four floors and finished to a high specification throughout, the apartment features underfloor heating, sleek LED lighting and quality fittings that create a stylish yet welcoming atmosphere. The heart of the home is the bright and sociable open-plan living, kitchen and dining area on the top (third) floor, a fantastic space for gathering after a day at the beach or exploring the surrounding countryside. The contemporary kitchen is fitted with high-end appliances, while the comfortable seating area offers plenty of room to relax and unwind. On this same floor, directly opposite the living space, you’ll find one of the four beautifully presented bedrooms, complete with its own en-suite for added convenience.
The remaining three en-suite bedrooms are located on the second floor below, each thoughtfully designed to provide privacy and comfort for every guest. A useful utility room on the first floor adds practicality, particularly for longer stays or active holidays. With four en-suite bedrooms spread across the upper levels, this apartment offers both space and flexibility, making it particularly well suited to multi-generational stays or groups of couples.
The location is amazing. Step outside and you’re immediately in Barmouth’s lively seaside charm, with independent shops, welcoming cafés, traditional pubs and local restaurants all within easy reach. The expansive sandy beach is just a five-minute walk away, perfect for family beach days, sea swims or evening strolls along the promenade. Barmouth Harbour is a delightful spot to watch fishing boats come and go, while the iconic Barmouth Bridge offers spectacular views across the Mawddach Estuary, especially at sunset.
For those eager to explore further, the area is a haven for outdoor adventure. The Mawddach Trail provides a scenic, largely traffic-free route for walking and cycling along the estuary. Coed y Brenin Forest Park is within easy reach and renowned for its mountain biking trails and peaceful woodland walks. Snowdonia National Park offers dramatic landscapes, challenging hikes and breathtaking viewpoints, while the estuary itself is ideal for paddleboarding, sailing and kayaking. Overall, we had a lovely stay. The apartment is in a great location, is light, airy and nicely decorated, and the beds were exceptionally comfortable. Having an en-suite for every bedroom was a real plus, and the water pressure remained excellent even when multiple showers were being used at the same time.There were, however, quite a few maintenance and practical issues that prevented it from being a five-star stay. and once we started to write them out we couldnt fairly give a 4 star either as they quickly add up, lets call it 3.5 out of 5Despite staying during summer, only thick duvets were provided and there were no lighter bedding options available.The bunk room en-suite was extremely slippery and would benefit from a non-slip mat, particularly as this room is likely to be used by children. There were also not enough bath mats for all bathrooms and one bathroom was missing hand wash.Although the property is advertised as family-friendly, there were no child-friendly cups, glasses, plates or cutlery available. The kitchen also felt under-equipped for the number of guests the apartment accommodates, with insufficient glassware for a full group to have drinks at the same time. A number of items also needed replacing, including some melted kitchen utensils.Housekeeping and property checks could be improved. Two bedrooms had marks on the bedding on arrival, one appearing to be food-related and another looking like make-up. The welcome information also referred to various items being available in a drawer for guests. Unfortunately, what we found did not fully match the description. For example, instead of some of the items listed, we found a piece of one of the dining chairs that had broken off, suggesting the information pack and checks are not always up to date.We also had some safety concerns. The apartment includes bunk beds and is advertised as suitable for children, yet the high sliding windows had no restrictors fitted. Given their height and the way the entire pane slides open, this felt an unusual omission. A couple of windows also did not close fully, which made it difficult to block out noise late at night.The twin room layout could also be improved. A low diagonal beam is positioned very close to where guests get out of bed. At 5'7", I hit my head on it several times during our stay, so taller guests may find it particularly awkward.The key and entry system was our biggest frustration. Access required both a single copy of a physical key for the main entrance and a phone-based entry system for the apartment, which felt unnecessarily complicated. More concerningly, the external key safe could be opened using any four-digit combination rather than a specific code, meaning it was not providing any meaningful security.Waste disposal was another issue. The shared outside bins were already overflowing during our stay and remained full at checkout, leaving us with no option but to leave a tied bag beside them. (For context, this was after four nights with six adults and two children, and we generated only one small bag of general waste, with most of our rubbish being recycling.) For a property accommodating multiple apartments and larger groups, the current bin provision does not appear sufficient.The checkout instructions also need reviewing. Guests are asked to strip the beds and leave all bedding and towels at the bottom of the stairs. Given the inward-opening access door, this creates an unnecessary obstruction and potential trip/fire hazard. We instead left the laundry in the laundry room, which seemed a much safer and more practical option.The sofas also appear to be reaching the end of their life. It was possible to feel the wooden supports through the cushions, making them uncomfortable to use for any length of time.Overall, this is a spacious and attractive apartment in an excellent location with comfortable beds, good showers and plenty of potential. None of these issues ruined our stay, but there are a number of maintenance, safety and practical improvements that would make a noticeable difference for future guests.

A lovely apartment in a great location in Barmouth and also for exploring the national park beyond. Wonderfully clean and tidy with pretty much all that you would need for a weeks stay.Bit tricky catering for large groups (up to 8 adults) as only a combination oven/microwave available. Plenty of places to eat out though in Barmouth if eating in is not part of your plans.Would recommend! 😊

Beautiful apartment set over four floors , lots of stairs (be warned ) very clean , wants for nothing except maybe larger tv in living room tiny tv for size of room , but everything else is there , would stay again .
