    "Well it’s advertised as having a small garden ,but all you get is the space under the fire escape which to use you would have to duck under the metal bar that’s fixed there.

    " The inside is very damp downstairs where the bedrooms and bathroom are located, the bathroom is very mouldy and needs completely gutting to fix the problems, and needs a large extractor fan and a deeper drain to enable the shower to drain away as the water just soaks the floor. The disabled lift is really old and outdated and is starting to rust, it’s also the only way to move between the levels inside, without having to go outside and use the fire escape to go up or down, so the property could definitely use an internal staircase . The property is situated within the beer garden of the pub, which is not ideal when customers are gathered there while using the pub. We did have one meal purchased from the pub which was very nice and the owners were friendly, and the nice little touches were the cream tea that was waiting for us on arrival and the fact that there were dishwasher tablets and washing up liquid and also some tea and coffee items available. Reviewed by Robert Aug 2020 -------------------------------------------------------------------------------------------- The above as can be seen is dated Aug 2020. Now in June 2023 it has not had any improvements and certain items within the property have deteriated even further. On arrival there were customers at the tables drinking etc and made no effort to enable us to walk pass with all our luggage and belongings. Many a evening we could not have the door or windows open due to the pub customers being noisy using unpleasant language The external staircase is very rusty in places with bird droppings on the handrail. The description of the property on the website is a candidate for Trade discription. The pictures are far from accurate as they show the 2 bedrooms and bathroom very light where in fact they are dismal and quite dark even in daylight. Reference is made about the shower above and after we used it the first time the water took ages to drain. We contacted the owner who managed to clear the drain, obviously this had not been done for months as it was virtually blocked. With all the bad points it is clearly not inspected by the agents. Cannot understand some of the feedback claiming that it is a desirable property.

    The house was perfect for us (family of 7 + dog celebrating 3 big birthdays this year) in size, facilities (inside & out), location (stunning views, access to beach), & accessibility to bus & train travel.

    The kitchen was extremely well equipped, & the layout downstairs gave everyone space to enjoy being together. The bedrooms were great, especially the ones with the view across the coves, & very comfortable & clean. We were a bit confused by the parking situation, as the people in Beechwood Cottage came round to say we shouldn't have any cars in that carpark, even though it is signed Beachcroft....? And not sure if one of our party arriving early made the cleaners rush but a lot of surfaces were still dusty & we wiped the kitchen tops down (just to be sure). The main reasons we have given 4 stars are: - we had to phone Sykes Customer Services to get the key code for the boiler room key because the heating was on full when we arrived (maybe include in arrival information?), but then found the heating quite complicated to control, even with the instructions (on the few colder days we really needed it on). Perhaps a "crib" sheet with simple steps to follow would be useful? - We found the seating around the dining table really uncomfortable. - The TV system in the TV room seems to only have streaming services downloaded (itvX, BBC iPlayer, Netflix, Disney+ etc), so anything we wanted to watch on a terrestrial channel (BBC, ITV etc) showing at it's actual time could only be watched on the TV in the dining room. Didn't understand why all channels couldn't be on that TV...? We really loved being down in Carbis Bay & we really loved the house. We hope the owners take our feedback in the genuine spirit it is given. We'd love to come back & we will recommend.

    Spent a lovely week here in July 2024.

    We were 2 families and had lots of space. Bedrooms are beautiful all with amazing en-suites and very comfy beds. Great views of the bay and fantastic location. Kitchen has everything you need, look out for the shallow secret drawers for cutlery and small utensils. We missed those initially. The media tablet that is mentioned in the welcome pack for controlling music around the house was missing while we were there and were told it was broken and a replacement was being sourced. But it didn't matter and didn't spoil our stay. One important fact is the parking in front of the house where the 'Beachcroft' sign is, is mainly for other residents behind. But if there are free spaces you can park there. So we parked our 2 cars on the driveway to the side of the house, in front of the garage. Plenty of room for 3 cars really. We had a great stay and walked down to the beach a couple of days, got the bus into St Ives another day, and visited Healeys Cider Farm another day. Overall we would highly recommend Beachcroft for a family stay. Thank you Carbis Bay Holidays for making it available to us.
