    If you like narrow single track roads, steep hills, and the seclusion engendered by the lack of mobile signal this is the place away from it all for you. We found the place well appointed with all mod cons and were welcomed by flowers in the vases and homemade cakes. There is ample parking and a goo.... If you like narrow single track roads, steep hills, and the seclusion engendered by the lack of mobile signal this is the place away from it all for you. We found the place well appointed with all mod cons and were welcomed by flowers in the vases and homemade cakes. There is ample parking and a good internet connection especially useful for researching the local area and finding things to do. We were able to get around quite easily and although the roads could be seen as a bit of a challenge they are a feature of Exmoor and this has to be expected. However, a word of warning, The A39 features 2 steep hills which ever way you go out from the property; the hill down into Porlock is 1:4 (25%) and so is the hill down to Lynmouth and up out again on the other side. The road down to the bungalow from the A39 (new road) is also steep and single track with passing places. Do not use the Hookway Hill exit off the A39 as while this is less challenging there are 2 narrow bridges and the surface is not as well maintained as New Road. Exciting stuff but if you or your car is not up to the challenge, don't chose this property or the area! The local shop just across the ford or narrow bridge, you chose which to take, is very welcoming as is the adjacent bar/eating house. For location, being quiet and frequented by bird life, squirrels, pheasant and rabbits and affording access to the north Devon coast from Ilfacombe to Minehead this bungalow is hard to beat. Other sounds you may hear are those from a camp site just down the hill from the property and the chatter (if you can call it that) of sheep nearby and on the hills around. The double bed is, as advertised, a standard double and for the sake of clarity is not a king size. There are 2 bathrooms/toilets and the Jacuzzi bath adds a pleasant novelty in one of them. Hand and Bath Towels are provided and the kitchen is especially well equipped even including a cafetiere. For the technically minded the flat screen TV and rather limited old Sky box also have HDMI connections (use a Chomecast!) and the internet speed came in at a solid 5MB/s down - 0.5MB/s up and was perfectly usable. WiFi hub coverage was good and there is a phone line in to the property. However, there is no Stereo as is shown on some listings

The welcome biscuits,the tea, the flowers- all was very pleasant. Our daughter (11) loved the horses of the neighbour lady, our son (16) loved the comfortable armchairs and the wifi. My husband and me loved the comfort, the silence, the garden and the nature. We´ve needed a little time to drive on the other side of the road :) and the narrow streets are first getting used to. Porlock, Dunster, the sea, Lynton, Lynmouth…all super! Exmoor is so beautiful. Bath is a wonderful town and Exeter is a town, which is very different. I can absolutely recommend this cottage! I can absolutely recommend exmoor! …we will definitely be again sometime! :))) We have enjoyed the time very much. Thank you for all!

    Oare Water Cottage is well equipped and comfortable and provides a great base from which to explore Exmoor. Loads of parking off road, very private garden and views to die for. Great walking from the front door including the Doone Valley and the Doone campsite pub which is a couple of hundred yards down the road! WIFI worked perfectly and there is a landline for emergency calls and incoming calls as there is no mobile signal. We used a mobile phone app to make outgoing calls when connected to WIFI. The conservatory is more like a large entrance porch but has a sofa for use on rainy days but did get very hot if you did not open the windows. Sadly. many of the double glazed panels in the conservatory had internal condensation which spoilt slightly the fabulous views The horses in the adjoining stable were occasionally let into the field in front of the patio door and they came up to say 'hello'. There were lots of horse flies around which is probably to be expected as we stayed during the heatwave in the summer

    Property has lovely views from the sitting room, bedroom and garden, and is nicely furnished (especially for somewhere that accepts dogs).

    Comfortable bed, and good water pressure for the showers. (This property does not provide bath towels, so don't forget to pack your own.) There was plenty of crockery and the kitchen seemed well equipped. We enjoyed the log fire, the "starter" logs provided were enough for 3 evenings. It is a short walk up into the village centre, or to get onto the Dales Way footpath. Grassington itself is lovely, lots of good places to eat and some interesting shops. Some of the plates in the cupboard had crumbs on them, and some of the ramekins had also been put away without being properly cleaned, so we did put a lot of crockery through the dishwasher before using it. I think this would have been done by the people staying immediately before us, and as the dishes were in the cupboard the cleaner could not have noticed. Possibly if the "house" instructions were to run the dishwasher and / or hand wash any dishes, but to leave them in the dishwasher / drainer at the end of the stay this would be less likely to happen? We would very happily stay at this house again next time we are in Grassington.

    Just returned from a lovely week at Manorcombe 19.

    We we’re very lucky with the weather as well! Accommodation was very well equipped and clean. It is located right next to the pools, bar and gym so this was ideal for our teenagers to go off and entertain themselves when we were relaxing on the site! We had stunning food in a pub nearby ‘The Rifle Volunteer’ (need to book as very popular) and found a short cut lane (ran parallel to beer garden) back to the site which saved walking along the main road. We found a good Chinese take away aswell nearby called the Red Panda and there is a large Tesco 5 mins drive away. I had also arranged a Tesco delivery on our arrival which was worth doing for our constantly hungry teens! Had some good day trips (with teenagers in mind) to Looe, zip line and aqua park at Adrenaline Quarry, paddle boarding at Siblyback lake, Seaton beach. All quite busy due to time of year and had to pre book activities. All in all a very good week. Would highly recommend but be advised you will need to be willing to drive to go to most places.
