We had an amazing time at Greenbank.
The property description was entirely accurate so we were prepared for the check in*/out times, stairs and the garden not being fully enclosed. The house was immaculately clean, beds super comfy and the welcome pack useful (although coffee sachets were slightly out of date -still perfectly drinkable though). The location was great for the beach and shops/cafes and there was more than enough space for our cars, as well as the on-line delivery vehicle! The EVC was a real bonus and the hot tub superb. We enjoyed the outdoor kitchen and appreciated the beach toys left for our use. The garden has been beautifully landscaped with a variety of social spaces so always somewhere in the sun or shade, the view is wonderful and we even enjoyed watching a local football match from the terrace! I cannot rate this place highly enough. Of course, there were a few things we might have added but all would be personal to us and not necessarily of use to others. (* We were lucky insofar as the previous guests had left on the Friday so the property was available early for us on the Saturday - this was communicated in good time and was an unexpected bonus. Had this not happened, there is enough in Woolacombe to do.) My main gripe was that we hadn't booked another week!

The house was lovely and the location fabulous. However we felt very overlooked by the main house - it really lacked privacy, both inside the house and in the garden. The garden furniture was fabulous but the garden really really needs an outside shower or at the very least, a garden tap so that you can wash off sandy feet and wetsuits. A real must for a beach rental. The bedrooms were lovely and the beds very comfy. Our en-suite shower was blocked and we informed the host - we explained it was not a problem and we would just use the other shower but we wanted to give them the heads up to get it sorted out before the next guests arrived. We were then very surprised and somewhat unhappy to find out that someone had gone into the house while we were out to fix it - without our permission. Not sure if this is permitted?? The kitchen was lovely and well equipped. The bathroom towels were small and cheap which was a bit annoying given the cost of the rental. It’s these little things that make a difference. We have been to Croyde many times before and absolutely love it there - we will be back, but not to this house.

I completely agree with the other reviews in that the house is an amazing property to stay with unmatched views in any cottage i have stayed in previously.
Around 5-10 minute walk and you are on the beach in Woolacombe which was great too. The house was extremeley well presented, maintained and confortable throughout with everything you need provided - although we had our own bodyboards there was even spare ones in the outside shed. There was a problem (outside of the owners control) while we were there with roadworks blocking the driveway and the water being turned off but our contact and the owner were dealth with this professsionally and generously! As with a previous review I would also suggest toning down some of the posters, which is in your face as soon as you arrive and some text in the information booklet as some of it was a little over bearing, Again, as the previous review that mentioned this we always leave cottage spotless anyway so guessing from the tone maybe this is not always the case

The room has the most spectacular views of Lynmouth.
Gillian is a very nice welcoming lady who makes you feel as though the place is your own without any petty rules and regulations. I would highly recommend this place for anyone who likes walking as it is situated half way up the hill between Lynton and Lynmouth so whichever way you go you will be going uphill either on the way out or on the way back. It is a good base for driving to places like Ilfracombe and Woolacombe and Minehead. Best meal of the week was at the Blue Ball on the road out of Lynmoth really first class. Access to the property is up a narrow driveway not suitable for very large vehicles, my Jaguar S type was probably close to the limit for size. Over all this is a lovely place and I would highly recommend.

Robin cottage was clean and tidy and we knew that it was small so that was not a problem.
But unfortunately it wasn't clear to me that it did not have any garden at all. I had read that it had a shared courtyard with furniture which I expected to be joined to the property. As it was the courtyard was along the road from us. Stepping out through our front door you were on the road itself, and we found it quite awkward for our dog especially in the middle of the night if he needed a wee. I think there were only two cottages without enclosed outside space and I feel that this should be made clear when booking as unsuitable for dogs. Lastly the walk to the pub and shop was pretty difficult as the only way to go was so overgrown. The pub was worth it once you made it there though and the food was lovely.
