    This was our second visit to Roseberry House,( first time was before COVID).

    Family of 5 adults, we enjoyed it just as much this time round, and would happily book again. We also found the patio/ garden area at the back was re-designed since our first visit. It had comfortable furniture, plenty of space, ideal for relaxing outside. A few yards walk from the back door of the house across to the patio area was no hardship The house was just as clean as before. Well equipped kitchen, plenty of seating, lovely comfortable beds, large bathroom (only slight negative, probably because it’s an older house - bathroom door will slowly swing open unless you make sure you close it properly! This didn’t affect our holiday in any way though.) The welcome pack was appreciated, especially the tin of good quality coffee, sugar, tea bags & milk. I’d taken a few items with me for the kitchen (sponge/ dishcloth/ tea towels), but didn’t need them as they were also provided. The Main Street has outdoor markets a few days a week, plus lots of shops/ cafes etc (Brickyard Bakery worth a mention, lovely cakes & bread) and other small shops & eateries could be found down some of the narrow side streets. (We had a lovely meal in ‘The Priory Bistro’ just off Chaloner Street - the Ploughman’s Platter was gorgeous!). ‘The Ironstone Miner’ opposite the house, had plenty of outdoor seating, nice friendly staff, served decent good value basic meals, with an added bonus of very reasonably priced drinks! We never heard any noise from the pub late at night, just occasional faint background chatter from someone waiting at the bus stop outside the house. There’s Aldi/Lidl/Sainsburys/M&S etc five minutes drive away from the house. A Morrisons Supermarket is nearer, with an entrance set back down a wide alley-way just off the Main Street. It’s worth a visit to Guisborough Priory, towards the end of Westgate, for a nice walk round, & St.Nicholas Church next to it. The nearby Priory fish shop is also recommended. Guisborough is a good base for exploring North Yorkshire, Teeside & the coast. Whitby approx 30 minutes away, Saltburn on sea, less than 15 mins drive, with lovely beach, small promenade & pier, and ancient, well photographed Funicular Cliff Lift. It’s worth a visit to the small nearby town of Stokesely, especially the 1st Saturday in the month when they hold a Farmers Market outside, & usually a Craft Fair in the Town Hall. Kirkleatham Museum is also worth a visit, and nearby Roseberry Topping is a must for any walkers, or just for the photographs. Wished we could have stayed for longer, as Roseberry House is a lovely comfortable ‘home from home’ in an ideal location. Hopefully we’ll be back in 2023 for a third visit.

    A lovely cottage which served our family of 6 adults and Springer spaniel well.

    A secure outside space allowing our beloved dog safe access to venture out on his own without risk of harm. We loved the access to the outside space via living room double doors and kitchen dinner double doors, frequently left open to allow fresh air in. The cottage has 3 ample double rooms and two bathrooms. We felt maybe a shower mixer tap in the main bathroom would have been helpful and maybe also a few pegs to hang coats in the hallway would have been helpful but all in all the cottage was well equipped and didn't disappoint. The kitchen was a great space for us to all sit together at breakfast and dinner and the welcome treats package gratefully received. The bins there do not take glass but after ringing the owners for advice we found out that there is a bottle bin at the side of the little shop in the village just over a mile away which proved useful. There is a TV in every bedroom kitchen and lounge and when there is six of you that it was useful. The younger ones congregated in the kitchen dinner whilst us parents and pet dog preferred the comfortable lounge. A great spot to access Alnmouth and Embleton sands, Markham (nice pub called The Masons) Alnwick 4 miles away for town and home to the amazing Bater Books, stayed for coffee and cake there to give the younger ones time to browse and wonder at this amazing place, the local drinks shop on the square selling mead etc was amazing offering tasters, Dawn did a great job there and sold our family allsorts of goodies. Amble, a lovely little fishing harbor with little independent shops in little pods and two great restaurants, The Old boat house and the dog friendly Fish Shack, we had a fabulous meal there. Craster for the famous Old smokehouse kippers and walk up to Dunstanburgh castle amongst the rock pools, well worth a visit. Holy Island is an absolute must, a serene and tranquil place, Denise, David and Karen at the gift shop were very informative and helpful. The young people loved their time at Bamburgh castle (sadly not for us as not fog friendly) Malcolm the car park attendant was an absolute star. We would have liked to have gone to Horwick hall but again not dog friendly at all, not even in the grounds so the ancestral seat of Earl Grey didn't get a visit from us, they may wish to rethink there position and at least let dog owners into the grounds as do the magnificent Chatsworth house, they missed out on 6 adult tickets as our children would have happily taken there turn in walking Beau, our well behaved spaniel around whilst we visited. All in all a lovely holiday was had by all with a final trip to The running fox patisserie squeezed in on the way home, it was special.

    The property was immaculate and met all our needs.

    The local area had ample things to see and explore and even though we were there in what is clearly their off peak season (as many attractions weren’t open) we didn’t struggle to find things to do. The only suggestion I’d make is to make it crystal clear in the advert that the garden is not adjoined to the house and cannot be seen from the windows etc - it’s a short walk over the open access shared driveway to the enclosed garden. This is a little unusual - We didn’t realise this at first and assumed the driveway would be locked/gated so that you wouldn’t need to keep putting the dogs on a lead to walk them from the house to the garden but the comments thankfully alluded to the fact this wasn’t the case here so we were prepared and it therefore didn’t detract from our stay. Also, another thing to note on the garden is that although there are 6ft brick walls or fences around the garden making escape unlikely, the iron gate to access the garden has gaps wide enough for small/medium dogs to fit through if they chose to (thankfully we caught ours squeezing through before he managed to escape!) The house really was wonderful though, very clean and comfortable and had everything you’d need making it a home from home. That being said, the road noise outside was noticeable and you could overhear conversations of people walking by when sat in the living room. Sometimes the people at the bus stop right outside the front door were extra loud - I’m sure someone was leaning against / kicking the door at one point sending the dogs bananas! All in all, it was a great stay and we managed to get some much needed reset and recuperation.

    Stayed at Roseberry house with my two teenage sons my elderly parents and three small dogs.

    The house is immaculate clean, modern in design and has everything you could possibly need or want. The extra touches such as the welcome basket , the beautiful bedding and the large fluffy towels were just fabulous. The house is ideally located in a lovely town with shops, coffee shops, pubs, market stalls, supermarkets and dog walking facilities on the doorstep. Days out to tourist destinations such as Whitby, Saltburn on sea, Robin Hood’s Bay, Staithes are within a thirty minute drive. Guisburugh Forrest is also a lovely walk. The only downsides for us, which is of no fault to the owners but just the style of the property. This is a beautiful large town house and I hadn’t taken in to account the size of the staircase, it’s very tall ! Possibly not suitable for people with joint or mobility issues as we found out with my elderly father. The other down side which again can’t be helped is that the gorgeous little back garden is not attached to the back door. It is separate, you need to cross the shared driveway to access it. There is however a very large gate at the back door so dogs and small children can’t run out on to the driveway and the road but I found this a little awkward. We had a very comfortable stay at Roseberry house and I would certainly recommend this residence as a great place to stay. Thankyou very much to the owners for creating such a comfortable and lovely holiday home.

    We found the property roomy, clean and tidy with comfortable rooms and very well equipped.

    Guisborough has an excellent range of shops and facilities both in Westgate which is the high street and a selection of supermarkets about 200yards away at the southern end of New Street. It is located in a beautiful part of the world so in many ways ideal. Our only disappointments were firstly that it was right opposite a large and very popular pub so at closing time the racket of people leaving the pub and slow to disperse plus the slamming of taxi and car doors was horrendous for anyone trying to get a not so early night’s sleep followed by the noise of early morning traffic and a very noisy road sweeper. Secondly, yes there was parking for two cars but with another two cars parked on the opposite side there was no way the two furthest from the road could get out without a merry game of car juggling. Finally the garden was a bit of a disappointment being detached from the house and locked so a faff to use and when in it very drab, plain and with no greenery at all so we never used it. So, would we book it again? Well we would certainly not rule it out for staying in the area but we would try to find somewhere else first because of the late night noise.
