Lovely cottage in a great location. Immaculately clean, everything you needed. Good bedrooms & bathrooms. Plenty of sofa space for sitting, there was 7 of us. Lovely garden with views. Highly recommend and we will return.

Firstly no welcome pack and no initial wood for the wood-burning fire - this was a poor first impression. Poor TV ariel signal meaning TV was of no useFront door does not work from the outside and is in very poor shapeRear door is also in bad state of repair, covered in marks and needs tidying up. Sofa is of terrible comfort, no support whatsoever as far too soft and you just sink into it Beds - very poor quality mattress, far too soft. I did not have a single good night sleep when I was there. Showers however were the only good thing about this property - excellent pressure and very good temperature. Overall we had quite an appalling stay at this property and we were all pleased to be back home which provided us with so much more comfort and well-being This property is suited for bigger groups of 6+ people to divide the cost as giving the above it is priced far too high for the amount of work/repairs needed for the property. At this point it is safe to say that any future bookings should be placed on hold until repairs are carried out throughout the property, mattresses/beds and sofa replaced and whole property is generally cleaned out from top to bottom as I would hate for anybody else to experience the discomfort my family did. We will not be returning to this property - please avoid!

We loved our stay at the Beeches, 8 of us stayed with two dogs and had plenty space. Having the games room was great and the location was close enough to Keswick and other close by towns. Overall it was an excellent weekend.
