On road parking. No smoking.. A beautifully presented holiday home with stunning Lake District scenery and the delights of Keswick town centre and all it has to offer right on your doorstep. This property has been extensively refurbished in 2018, and has been beautifully decorated and finished to a good standard. It has all the modern luxuries and home comforts you would expect from a 21st-century holiday home. Gilbert’s Warrant is a terraced house built from traditional Lakeland stone and can accommodate up to seven adults in four very well furnished bedrooms and is perfect for multiple couples and families. Spread over three floors, the property has a spacious master bedroom on the top floor complete with a modern en-suite bathroom with shower cubicle as well as a cosy single room with a small, double bed. The ground floor is the heart of the house and offers a great social space to spend time with family and friends. Its open plan living/dining area is just perfect for modern family life and comes with plenty of easy-seating and dining space so you can spend quality time together around the traditional wood burner which is great for those cosy nights in. Wi-Fi is included of course. The well equipped kitchen leads to the back garden which is enclosed and is complete with garden furniture so you can soak up the afternoon sun.
Gilbert’s Warrant is set in the heart of Keswick and for those of you who know area well, you won’t be surprised to find that you can access everything this vibrant market town has to offer on foot. Walking from the property, you will reach the River Greta in just 2 minutes, 175 yards, where you can either cross at the river to reach Fitz Park which offers a great area to exercise your four-legged friends. Continue along the riverside and in just 5 minutes, 500 yards, you will hit the bustling town centre which is brimming with great restaurants, pubs serving local craft ales, an excellent range of shopping experiences and some memorable tourist attractions. If you want family fun then visit The Derwent Pencil Museum, home to the world’s largest pencil, ¾ mile away, or visit Puzzling Place which is full of mind-boggling optical illusions, ½ mile away. If you like culture, you have to try the Theatre by the Lake, with its enviable position on the shores of Derwentwater, it offers award-winning performances in drama and arts, and is just ¾ mile away. If you like walking or cycling, you are surrounded by some of the most challenging and iconic fells in the area as well as a number of less challenging walking routes suitable for families. Keswick is at the northern end of Derwentwater, one of the areas iconic lakes and offers a great base and starting point for many an adventure. You can tick off a few of Wainwright’s 214 Lakeland Fells including Skiddaw, Blencathra and Helvellyn within a few miles radius. A pleasant stay and we are returning customers, some paintwork and general finish now looking in need of refresh (main bathroom excluded which has been renovated). Photos on website require updating as kitchen (tiles) and sofas not as advertised; not a huge problem for us but may be for some. Rear gate not very usable due to issue with surrounding fence. Slightly better properties seem to be available in the same area at a similar price point, may look elsewhere next time.

Our second visit to Gilbert’s Warrant and we enjoyed it as much as the first. Will definitely return. It’s perfect for our family of 6 and the dog. Very comfortable and very central for Keswick. Only negative is the back garden needs a bit of TLC. We couldn’t use all the seats on the picnic bench due to the undergrowth. Also needs a new tin opener!
