Little Orchard has been finished to an exceptional standard, is full of character and in a beautiful rural setting. It offers a high-end break for discerning guests looking for somewhere to relax, unwind and socialise in the rolling countryside. Set in the tranquil Norfolk countryside where the only sound is birdsong, you can enjoy the large open plan living space and the garden which surrounds the property. Perfect for all generations of families as there is something for everyone. With excellent country walks right outside the front door and the cycle path of Marriott’s Way nearby, you will be able to spend hours exploring the countryside. The property is just a stone’s throw (1.3 miles, 5-minute drive, 25-minute walk) from the historic Georgian market town of Reepham with its wonderful shops, pretty streets and alleys and where you will find fabulous eateries.

With all accommodation on the ground floor, the house and location are the perfect spot for making new memories with friends and family. It comfortably accommodates eight guests in four bedroom, and is a contemporary, spacious property that is light, airy, and welcoming. The owners have paid great attention to detail with luxurious features throughout, including crittal-style doors leading to the garden from the dining area and two of the bedrooms, one of which also has a lovely wood burner. A further bedroom is en-suite and there is also a family bathroom with a reclaimed enamel roll-top bath, and separate shower cubicle and toilet. A separate toilet, also accessed from the garden, is available. This is open plan living at its best, including a Sky Glass Smart TV in the living area and wood burner, making it the perfect place to relax. Whilst we all love the time on holiday to catch up with friends and family, there is also a quiet room off the open plan living area for some privacy, or maybe just wanting to read or have some quiet time from the main gub of the home. Even though you will be spoilt for choice when it comes to award-winning country pubs or places to eat, you will be tempted to stay put and cook in the well-equipped kitchen and dine together.

Whether this may be inside or out, and with the addition of an extensive private garden complete with an insulated garden room, this means this is truly a property with year-round appeal. Talking of the outside you will also experience wonderful wildlife in this garden too as it is frequently visited by many species of deer, hares, rabbits and birds as the house is surrounded by fields and hedgerows, making this an ideal place for bird watching opportunities. As a suggestion you can take your morning coffee on the veranda and later on sit down in the summers evening, switch on the outside lighting and watch the most breathtaking sunsets set behind the vast fields of the countryside.

Should you decide to explore further afield, you will discover that this location really is perfectly placed for the three highlights of Norfolk. You can be at the edge of the stunning coastline (Cromer 25 minutes), sailing down the Broads (Wroxham 30 minutes) or exploring the fine city of Norwich with its Norman castle in just over half an hour. For something closer you can visit Whitwell railway station, which is one of Norfolk’s newest heritage stations, the historic conservation village of Heydon and The National Trust’s Blickling Hall. For children there are many attractions that they may enjoy. Bugz UK is an 11-minute drive, Roarr Dinosaur Park 14 minutes drive and Bewilderwood 34 minutes drive. Or just bring your bicycles and ride along the 26 miles of disused railway lines along Marriotts Way, cycling past farmland, woodland and water meadows. The owners have put together a "things to do in Norfolk" book to support your stay in the beautiful county of Norfolk, famous for birdwatching, boating down the broads and visiting its stunning coast and beaches.

The Bungalow was fantastic. Clean spacious and warm. The pictures dont do it justice regarding the space. Its a lot bigger in reality than the pictures show. In the interests of fairness I like to find at least one issue but im struggling, as the attention to detail is exceptional. If I was to nitpick I would say in the en-suite shower It could do with somewhere to put things like a hanging basket or shelf. We only spent 3 days there in November, but It wasn't anyway near long enough. I'll be rebooking for the summer. Thank you Melody for the effort that was quite obviously made.

Just arrived back after a one week stay . Little Orchard in Kerdiston. It perfect for a total get away &recharge your batteries. The cottage has everything you could possibly need & is decorated & furnished to a very high standard. Fully equipped kitchen & ample space for every body to have their own space. Beautiful log fire most welcomed every evening. Extensive gardens all the way around the property fabulous treehouse if you have children & a lovely garden studio “Wren’s Nest” although we didn’t make the most of outside as it was a cold week. Plenty of space for indoor outdoor eating . Most places including national trust places only about 20 mins drive or closer. Melody the owner was very helpful & lovely only a phone call away if needed. We will definitely be back soon Fabulous place to stay, there was only 3 of us plus Ted the dog ( who loved it) but equally it would work for a bigger group & multi generations. Well Done Melody & Family it’s perfect
