No smoking. Please note: There is a step and un unfenced river in the garden.. Enjoying a delightful waterside position, with a private mooring and its own day launch for guests, Still Waters is a spacious detached property which has been refurbished to the highest standards, providing ideal holiday accommodation for any time of the year. A lawned garden leads to the river’s edge and the mooring, with an 8-seater private motor launch to help guests explore the popular waterways and the pretty Broads’ villages, available by prior arrangement with the owner at an additional charge (fuel available locally). The garden is the perfect location for relaxation and watching the boating activity – having its own water frontage means that fishing is literally on the doorstep (seasonal and licenced).

The property is situated just minutes from the heart of Wroxham which is known as the Capital of the Broads, with its waterside restaurants, pubs, cafes and shops. Sailing, walking, nature trails, bicycle hire and golf are available locally. The coast with its sandy beaches is only 12 miles and visitors can experience the delights of the attractive coastal villages. Alternatively spend a day in the fine city of Norwich which is only 8 miles away with its cathedrals, museums, theatre and vast array of cafes and shops. National Trust properties well worth visiting are Felbrigg hall and Blickling Hall. Shops 750 yards, pub 1 mile.

Please remember, if you require the 8 man boat launch, please advise Mr Barrett when you contact him 14 days prior to your arrival. This is so he can put you on the insurance. Mr Barrett will require a lead name for the insurance, this person must be 18 years of age or over, and this person will be responsible for the boat. Between November - March, there is a £100 security deposit, and £100 hire charge on the boat launch, payable by cheque in advance.

    I'll start with the positives, the location is fantastic, the day boat was a great addition and the accommodation itself was spacious and had everything we needed.However, it soon became apparent that the accommodation is very run down and requires a lot of work to get it back up to a lettable standard.As noted on previous reviews, the settee is more than a little tired. In parts the leather was disintegrating, the seats had no support and there were stick on patches trying to cover up the worst parts of the tears and holes. The scatter cushions were also dirty and needed a good wash!The ceilings downstairs were covered in watermarks which we were assured was from a leak that had been fixed 2 weeks previous. Unfortunately this was not the case.Both ensuite showers upstairs leaked, one coming through the living room ceiling, the other through the kitchen ceiling.All the watermarks look like this has been an issue that has been ongoing for quite some time and clearly not been rectified. Especially evident in the downstairs bathroom around the window.None of the doors in the property shut properly, only 1 extractor fan worked out of all the ensuites.The dishwasher was full of limescale, with the top rack being broken and covered in rust.Tiles were coming off some of the bathroom walls, mould in the showers, missing shower curtain in the bath/shower, the stair banister is loose at the top and unsafe, the list goes on.We were unable to contact the owners to rectify this as they informed us they were going away on holiday themselves.We actually left the property a day early as we were so disappointed and couldn't wait to get in our own beds. Every bed at the accommodation was uncomfortable and creaked with the slightest movement along with every single floorboard!Outside, the patio table was propped up underneath by a loose leg, the patio umbrella was broke also.Plus the glass gates had been replaced with 'temporary' perspex apparently. They had clearly been there a while, and couldn't be closed properly, making it so that our dog could escape from what should have been a contained area.This could have been an amazing holiday if only the accommodation was maintained. It is such a shame, as the location itself is fantastic, and even though the day boat is past its best, without it, we wouldn't have enjoyed any of the holiday.In summary, I believe the owners need to take a month out from bookings to address all these issues, then maybe it would be worth the cost of what's being charged.Unitl then, we would not stop here again.

    Garden and outdoor space excellent boat fine . needs full refurb I think settee in living room needs replacing asp patio doors not the best water marks on ceilings just needs a good paint job. Could be a lovely house.in it's current condition I would not rebook.
