Lets get the negatives out of the way and bare in mind the age of this cottage, cleanliness is poor nobody wants to see cobwebs hanging from the walls, spiders and dead flies in windowsills and lamp shades, cleaning doesn’t seem to be an in depth process here these things aren't hard to see so why not hoover up nobody likes a dirty cottage you’ve paid good money for! Sleep is disturbed about 6am when the heating kicks in banging pipes under wooden floors so if you like your sleep this is not for you! Top bedrooms are a health an safety nightmare with the low beams two of us cracked our heads on them can’t believe at least one top bedroom is allowed certainly not for adults! Wifi not great if you rely on it but lets be honest your on holiday so you shouldn’t have your face in a phone or laptop! Now the positives; a large family house there were ten of us with plenty of room and excellent facilities for family living with character and history with plenty of parking for at least five cars, large garden with apple and pear trees, a location absolutely stunning with a view across the valley watching the steam trains come and go, short walk down to Grosmont with its small shop and public house albeit a steep walk back up will test even the experienced walker or walk back up through the woods. A thoroughly enjoyable family weeks holiday in this cottage with just a bit more focus on cleanliness and tlc then this would be a five star accommodation, would come back again.

The house has the potential to be absolutely stunning. It just needs cleaning. Really really cleaning. If you're arachnophobic don’t even look at this house. Cobwebs everywhere, in the lights, on the walls on every curtain rail, in and around the Aga, which hasn’t been cleaned since it was installed. We loved the house. We didn’t enjoy staying in it though. Just some tlc would put it in our top ten.
