Sitting in a unique position with direct access onto the beach, this modern home has been furnished with great attention to detail throughout and offers comfortable and luxury accommodation. The living room opens up into the hallway, to allow an abundance of natural light to flood in and for the fabulous views to be seen from every turn. The wood burner adds to the ambience and comfort of the property, making this a cosy room during winter breaks. Two of the bedrooms offer uninterrupted sea views looking across to Holy Isle, where guests can enjoy a morning coffee in bed while looking out to sea. There is a spacious dining area in the kitchen, where you can enjoy family meals together and the exposed stone wall is a lovely feature.
There are many walks that can be enjoyed from Lamlash, allowing guests to explore some of the island by foot. The perfect end to a day’s walking and exploring is a relaxing soak in the deep, free standing bath. Outside, the garden wraps around the house with a back garden for extra space, but the main front garden is where guests will spend most of their time taking in the fabulous views. Enjoy a barbecue and dine al fresco, walk onto the beach for a leisurely stroll or sit and watch the boats sail in and out of the bay. All of this is right on the doorstep.
The property is in the centre of Lamlash with a bar and restaurant next door. Lamlash offers shops, bars, restaurants, a café, pier, tennis courts, children’s play park and golf club. As the property sits in this exceptional spot with the garden merging onto the beach, it is not enclosed so small children should be supervised. Keneiland is perfect for a weekend break. The driveway entrance is also shared with the cottage behind. Beach 15 yards. Shop 200 yards, pub and restaurant 20 yards.

Kinneil Land is a wonderful property in a stunning, peaceful location. There are numerous walks from the door and many others just a short drive away. The cottage is very well equipped and the bedrooms are spacious with ample storage space. The Drift Inn next door is fantastic - we ate there twice and the food and service are both excellent. A short walk along the road you can find a wonderful The Old Pier Café serving great coffee, breakfast and lunch. Our only quibble is that the instructions for the heating and hot water were sadly lacking. We struggled to over ride the system and it was only by trial and error that we managed to turn it on and warm the house during our stay. We did speak to an advisor on the phone and then agreed we would pop to the office in Brodick to report it. The office is not to be found at the address given in the folder and in fact there doesn’t appear to be a cottages.com office there. The Brodick office phone number is a call centre. Communication could I believe have been better.

Kinneiland is a well equipped modern bungalow in a wonderful location. The views from the windows compensate for some of the shortcomings in the house. It is marketed as sleeping 8 but in fact there are only proper beds for 6. There is a sofa bed which could sleep 1 child but it was so uncomfortable for our 3year old granddaughter that she ended up sleeping on a blow up mattress. It would not accommodate 8adults with the existing beds.The kitchen was excellent and very well equipped. Some of the furniture, cushions and bed linen are well past their best and should be renewed. Although the house was generally clean the toilet brushes badly need to be replaced. Easy walking distance from shops pubs and restaurants.

The main selling point of this house is the location. The view from the sitting room is stunning and we easily sat for hours just looking at it. Luckily we had some good weather and could sit outside and look at it too! Also, being next to the Drift Inn, which is an excellent pub, (more of a restaurant really) was a real asset. And not remotely noisy. We had some very good meals there. There were some niggles though. The double beds were very firm, one of them in particular was like sleeping on the floor! The dish washer was full of stuff so needed unloading, I had to sweep the bedroom floor as there were lots of little stones around, the shelf in the main bathroom shower was broken so it was hard to store your gel etc, and the other shower had no shelf at all, the toilet seat was also wobbly in the main bathroom. There were slugs in the utility room but also the kitchen as the bread bin top was covered in slug trails. There was no heating on the whole time so towels couldn't dry and had to be put in the utility room (with the slugs) to dry. It got quite nippy over the week, and there were no logs even though it said in the description there would be, some of the windows didn't fully close which didn't help. The instructions for the rubbish were contradictory, the information in general needs updating. There were also no extra bin bags. Additionally, although not in the description, there wasn't so much as a pint of milk left for us, which I think is a first in all the years we've holidayed in the UK. As our ferry had been cancelled, and we had to drive all the way to Claonaig to sail to Lochranza instead, a cup of tea when we eventually arrived would have been very welcome. We did have a good time, and as I've said, the property has an amazing location, but I feel it's perhaps a bit reliant on this and for the price I'd have expected a little bit more.
