Our group of 7 adults and 4 children had a lovely stay at Lower Wadden Farm.
The house and annexe are very comfortable and well-equipped, particularly the kitchen where there was a generous amount of crockery, cutlery, glassware and pans compared to other places we have stayed. The views from the front of the house over the valley were beautiful and we particularly enjoyed using the sun room for evening drinks. The kids loved feeding the chickens and collecting the fresh eggs! We didn't meet the owners but Jo was very helpful and forthcoming on the occasions that we spoke by phone. If I were to make any suggestions for improvement it would probably be that the main house could do with another shower cubicle, as there is only one walk-in shower between five bedrooms (the others are showers over baths but only one of these has a curtain so you can't really use the others for a proper shower). If that's not possible then the installation of shower curtains or screens on the other baths would help. Second small suggestion would be to provide towels for the hot tub - I understand that the owners don't want their towels used for the beach, which is perfectly reasonable and we were happy to bring beach towels, but it's unusual not to have any provided for hot tub users. Be aware that the whilst the house is not isolated as such (as there are several other properties on the farm) it is a fair distance up some narrow lanes from the nearest village so you will certainly be reliant on cars for the duration of your trip. If you don't fancy cooking every night or driving a few miles to eat out, then we can recommend a take-away from the fish & chip shop in Colyton, but put in a pre-order in the afternoon if you are a big group!

Large period sash windows overlook the impressive view over town and sea to the Welsh coastline beyond.
You will need to feed the meter £6 a day to at least keep the chill off on 2/3 low/med setting, but will require significantly more if you want cosy or if very cold or for running hot water. We went green and switched the immersion heater off and used electric shower and boiled water for basins, so spent £34 not including the £5 already in the meter when we arrived. Probably would benefit with electric blankets as the nights can be challenging. Jim Jams and bed socks a must. In the spring or summer I imagine it would be an absolute delight to stay there with all of the sash windows open and the sound of the tumbling river from the gorge below filling the main room. The furnishings, fixtures and fittings are in keeping with the historical character of the building and the kitchen has all the basic items for self catering. it has a very quirky and eclectic shared entrance, a somewhat theatrical emporium overflowing with wonderful potted plants, prints and paintings, a piano, and carefully arranged cushions, antiques and collectibles; a creative reflection of Gill - its warm and ebullient owner who clearly loves the house where she lives and welcomes her guests.

Mount Rose is a large, well equipped and comfortable house suitable for extended family or group stays. We especially liked the decked outside seating area with comfy sofas and a lovely view down to the sea. The house is about 30mins walk to Woolacombe beach - although the walk back is uphill so be ready to climb back up after a beach day out! Two sitting rooms and two TVs worked well for us. And the kitchen and dining area is large with everything you need to self cater, including an extra fridge and drinks chiller which were very welcome. Beware the steep driveway which we found challenging. We loved Woolacombe beach, cycling the tarka trail, a walk to see "Verity" in Ilfracombe, walking the coastal paths from Croyde to Baggy Point and to Crow Point, sailing trip fishing for Mackerel from Ilfracombe, and a day at Arlington Court National Trust. But we would recommend swerving the aquarium at Ilfracombe - it is tiny and takes less than 10 minutes to see everything in it - not worth the money in our view.

We thoroughly enjoyed our time staying at Mount Rose. The instructions on arrival were clear and the host had left some welcome gifts which were very well received after a long journey! The property itself was spotless and very spacious, the furnishings in the bedrooms and lounge were very comfortable and modern and there are lovely views of the countryside and sea views from the balconies. The garden is also lovely and we made use of the BBQ during our stay. There are some lovely places for walking / to visit nearby, Woolacombe is only a 15 minute walk and Lee, Ilfracombe & Combe Martin were no more than a 20 minute drive away which made the accommodation at Mount Rose ideal for us! We would highly recommend this property for families or groups wanting to stay in North Devon.

Fantastic property in a great location. Great walks from the property to the beach and coastline. Re cleanliness we found property dusty, cobwebs around the lights which looked as if they had been there a while. Floor wasn’t hoovered. Fridge was a bit dirty. Trying to drive onto the road from the drive why was a bit scarey because you do not have clear sight on the right. There is bushes over grown which obscure the road. If this was cut back it would be safer. Can imagine may put people off. Also back gate into garden is in the wrong place. Should be at the side of the property. Meant we had to leave the gate unlocked which means any one had access to the back garden. Overall we had a great time.
