The facilities were exceptional.
The kitchen had everything that you could possibly want - tea towels, apron, tea, coffee, caffetiere , washing up liquid, cleaning materials, and every pot, pan you could need. Enough of every thing for the whole week of our stay. Wonderful large fridge freezer. Bathroom equally amazing - as described but extras like loads of towels, washing liquid and fabric conditioner for washing machine. Everthing was well thought through and Karen was lovely. Providing fresh eggs from her chickens and ducks. Lounge/diner was fine for 2 people for a week as only one couch, but we had a family Sunday lunch for 4 with no problem. As the main bed room is huge and has its own TV and a couch 2 couples would be fine. Our 2 Springer spaniels loved it as well - we brought all our own stuff but there were dog bowls, a new tennis ball and the outside wash area and doggy washing machine! Able to walk in owners paddock area. Occasionally the TV could be a bit intermittent on one channel or another in the evening but I think this is a Lincolnshire problem as my daughters reception is the same and she lives 20 mins away. As you have usual channels, Netflix and Amazon prime we were fine with no fees to pay. Karen was available to help us on our first evening to settle in, but we saw her most days. So we are about to book our next stay next summer to celebrate all the family birthdays we missed this year . Could not have wished for a better holiday - we even had sunshine for our walks along the beautiful beaches in October!

Very good & friendly owners, and in the main very well-equipped and clean, The owners resolved an electrical problem as fast and well as could be expected, but note below.
Excess traffic noise. Double glazing and very heavy curtains at bedroom widows and external bedroom doors (doors about 2 ft away from fast traffic) might help customers get a lie in. As fed back by others, seating is a bit low for older people. Poor lighting over the sink makes washing up at night less easy. Now the big one - The owners seem to think a smart TV with NO AERIAL and a TV with a very poor aerial (Only BBC that broke up when trucks went past) plus fire stick is equivalent to TVs with proper working aerials. They are not TV via the net did not give live TV for the main channels (this depends upon the "smart" apps provided and whether the broadcaster has the rights to broadcast a programme over the internet). No local BBC news/weather because of this, not tennis final, No live ITV, no live UKTV channels, 5 required me to sign in so no 5 channels and Ch 4 channels only partially viewable live. More importantly, no hint that live TV was not available in the Sykes description, so no chance for a customer to being their own aerial - a very powerful and tall TV transmitter only 9 miles away so no excuse for no/inadequate aerial. Transmitter coverage map shows no blank spots for reception in the area, and there is also an alternative transmitter, but possibly too weak for a low level portable aerial. Sykes ignored an email and demanded I phone them after a Facebook message.

Cottage was ok, cleanliness questionable, within an hour of arrival our dog had drunk from her water bowl and splashed over the edges, so my partner used some kitchen towel to mop it up and the paper was dark brown with dirt.
The welcome folder said we would be greeted on arrival by the owners, which didnât happen and during the week they hardly spoke at all. We were left two toilet rolls for the entire week, would expect to be left around four or so, no kitchen towel, lucky we took our own. Settee in lounge had seen much better days, had to put a cushion under the part you sit on to prevent sliding off the front. But best of all we asked if the heating could be put on just in the evenings as it was chilly during our stay, which in the welcome folder said could be done, only to be told it was controlled centrally and was already on 19 or 20 degrees. This was ridiculous because at home we put our heating on those temperatures if a chilly evening and our radiators feel very hot, the radiators at the holiday home were never even lukewarm and I believe werenât even on !! The owners offered us some logs to put the wood burner on, but this was in the bedroom at the far end of the property and we didnât want a hot bedroom that would smell of woodsmoke making our clothes stink as well. Lastly, the tea towels were disgusting, they were so stained that anybody else would have thrown them out years ago. Apart from that it was fine.

The Gables is a country cottage annex with a modern, cosy feel.
The owners attention to detail and desire to make your holiday special is outstanding. We have stayed in many, many holiday houses but seldom have we found one which has such high quality fixtures and fittings. The Gables is incredibly well equipped. The kitchen has everything a holiday chef might need and more. The fridge is a very good size and there is an empty cupboard to store your food, something so many cottages seem to forget. The cutlery and crockery are modern and a pleasure to use. The red leather sofa is very cosy, but my main priority in a holiday house is what is the bed like? This one is king-sized, fantastic quality and very comfortable, just a bit close to the road. There is a small, pretty, enclosed garden, and then further access to the main propertyâs grounds which are home to a variety of horses and chickens, and you may also find the most gorgeous Newfoundland. North Willingham is a very small village. There are walks from the door, but pop in the car and you are only about four minutes from Willingham woods, with its miles of tracks to explore.

The hosts were warm, welcoming & very helpful.
The accommodation is well presented, comfortable & well equipped. However, there are caveats, the accommodation is attached to the owners home both to the side and underneath a complete upper floor level above. This proved to be a problem with sound issues, especially at 06:00am in the morning with constant footsteps and voices easily heard through the thin ceiling and floorboards. The property description is misleading, it is not clear that there is a whole floor level above. Access from the busy 'A' road outside is a potential accident waiting to happen, there is insufficient room to position a vehicle safely in order to open and close the main gate. The gate should be moved further back from the road or removed completely from the driveway entrance. Thirdly, there is absolutely no privacy at all, the outside rear garden is limited and is shared with the owners outside space.
