We cannot fault the Bay Tree.
We were a group of 13 friends and the property more than exceeded our expectations. We loved the location and how close it was to the beach. (literally across the road). The house was spotless and very well maintained. The kitchen had everything you could ever imagine utensil wise and so much crockery which was great. Every room was beautifully decorated and we loved the local artwork. The house benefits from so many bathrooms. We really enjoyed the outdoor seating area where we sat after a long walk enjoying tea and cake. The lounge and dining room are two big rooms and were both a great size for our large party. We didn't use the top floor but would be a great space for children/teenagers to hng out in and have their own space. We had the funniest game of mini golf which is right outside the house. Parking is easy either at the rear or outside the front we had 5 cars and didn't encounter any problems parking. We highly recommend fish and chips from 'frydays' which is a bit hidden along the front, but they were amazing and we enjoyed them on the beach one evening while watching the sun go down and the fisherman on the beach. We walked to Beer and Branscombe one day which was a lovely scenic clifftop walk with amazing views and enjoyed a really nice lunch in the Anchor pub in Beer. We took the tram to Colyton which was so much fun and enjoyed the walk back to Seaton along the river and through the wetlands nature reserve. Seaton is a great base with lots of amenities close by to the house. We would definitely return again and give it a 10 star review! The owner is lovely and and on hand if you need anything.

The property itself is lovely.
Beautifully and simply decorated and the layout is spaced nicely so visitors are not on top of each other. Also plenty of seating around the table, which was great. Fabulous location - really amazing for the town, beach and park, which the little ones loved (3 and 5yrs). What let it down for us, was the cleanliness - the last occupants washing was left in my 88 year old mum's bedroom! Given it was her birthday weekend, it was very disappointing this had not been collected prior to our arrival. The lounge area was still dirty with the last occupiers (I hope) breakfast cereal on the floor; the toilets downstairs had not been properly cleaned (ie behind the toilet seat and on the floor - photos available) and all of the cooking pots we used needed to be cleaned prior to use. The other issue we had was trying to locate the cutlery upstairs. As a family (of 10 - 4 generations) we were eating together but we could not find the cutlery! It was not until the agent came to collect the dirty washing that we mentioned it to him and he suggested where we might find it! Perhaps a label on the front of the cutlery drawer, located inside the big drawer, would go a long way for a stress free arrival and trying to feed two little ones and a travel weary party. One other thing that might be pointed out is that the top bedroom is accessible by a steep spiral stair case - not for the faint hearted - but I am told was lovely!

We had a lovely stay at The Meeting Room. The cottage is bijou, but finished to a very high standard. Little things like there being a NINJA blender, to Jamie Oliver knife set, stunning wine glasses, and Joseph Joseph kitchen ware, the bed linen, cushions etc. and the décor is beautiful. Beer village itself is so quaint. Literally short walking distance to the shop, pubs, restaurant and the beach! The cottage also has Sky Streaming, so you can log into your Netflix, Prime accounts. Along with normal terrestrial TV. Would definitely recommend visiting The Donkey Sanctuary at Sidmouth – 100% surpassed our expectations, & best of all, its free! Great disabled access too! Café was fab! Would also recommend Mark Hix’s restaurant in Lyme Regis (Oyster & Fish House), especially if you like seafood! Stunning views over the harbour too! If you’re looking for a great Sunday Roast, The Blue Ball Inn pub at Sidford (EX10 9QL) does an epic Sunday roast! It's not a negative, far from it, but more of a cautionary bit of advice, the lane that leads to the cottage is very narrow, passable, but not ideal if you’re a nervous driver. Our A-Class Mercedes was fine, & could see that the neighbours Land Rover Discovery and another SUV could clearly get through.

On arrival we were very impressed with the property.
From the cleanliness and the actual space, which was even better than the description said and the photos showed. We were a party of 7 adults and 3 kids and we had so much space. Plenty of bathrooms, plus loo rolls and handwash everywhere. The kitchen equipment was first class in terms of amount and in big enough sizes to cook our Christmas meals with ease. Perhaps a few extra serving spoons, a slotted spoon or 2 and an extra fish slice would have been handy. Great to have 3 ovens over the 2 kitchens plus a small extra fridge freezer too. Even a wine cooler for our festive drinks. Lovely little welcome pack with tea bags, milk ground coffee, biscuits, chutney, nuts, fudge abd crackers. The only problems we had were the WiFi stopped late in Christmas Eve and the second kettle wasn't working. These were minor annoyances. All in all a wonderful house for a large group, just be aware there are four floors in all, so lots of stairs. Note, the cutlery drawer is inside the utensils drawer.

Lovely property.
Suited us as party of 10 so perfect as we all had our own spaces and could get together in the lovely kitchen/diner and in the lounge. Smelt a bit musty as we first went in and notice alot of empty air plug ins etc so must be a slight problem. Seemed a bit better after use though. Our main bug bear was there was only one tea towel between 10 of us for a week so we had to let them know, but 3 more were supplied day or two after! Also, lack of oven gloves - had one little plastic finger-end silicone one whereas you really need 2 of those to hold the weight of the hot dishes. Kitchen well equipped generally though and dishwasher was good (we did clean the filter at the bottom inside as I don't think that had been done for ages!). Ran out of loo rolls as well so had to refill. Also, couldn't clean the bath properly after we had one as no cloth or cleaning stuff. Other than those things, that didn't spoil the holiday anyway; loved the place and perfect for us and would go back!
