The village is very pretty and well placed to explore Dorset (Weymouth 15 mins away) as well as walks on the door step for the dog.
The cottage itself is aesthetically very pretty and that includes the decor and garden. Lots of other reviews referenced cleanliness and it was clear it had been cleaned well for arrival - bed, towels, kitchens, bathrooms etc and some of the other issue are in fact prior house guests - though I would expect vigilance from a cleaning company too (PPE and dirty hankies in bedside drawer?). The bigger issue really is that it need a good deep clean - carpets, windows, cobwebs on the ceiling. The cost is surely enough they can keep a week free for this to be done annually. The cottage does smell damp downstairs and musty/strange smell upstairs and whilst I accept its an old building/ cottage, something really needs to be attempted to tackle this. On going out, its really noticeable coming back in, and on my clothes on my return home. I have stayed in cottages before and its not been a problem so cant be blamed on the building. Other issues like hardness of beds or pillows may be specific to me so accept its a preference as the other half didn't bother. I wasn't cold but the heating set by owners is not able to be changed if cold or hot - despite saying it good- an issue for those in coming winter months. This is not a cheap property per night so not really on. If these issues hadnt been there it would be scoring at 9 but unfortunately it really does lower it and I suspect until its sorted , as it is recurring, it will continue to. Its a lovely place, and could be perfect but if returning to Langton Herring (and I would) I may consider looking to see other accommodations in the areas first

Feedback already shared with the Pets Pyjamas whom we booked the property through - I wanted to provide some feedback on our stay at The Old Reading Room and raise a complaint.
The cottage is well-appointed and comfortable and we appreciated the new sofa in the lounge. The property was very well equipped and all utensils etc were available. However, as reported to Dream Cottages there was an issue with the hot water. This was advised via the phone on Sunday morning to Dream Cottages and we were advised to use the immersion as a short-term fix whilst they attempted to contact the owner. Several phone calls had to be made back and forth whilst Dream cottages attempted to contact the owner. A Dream cottages representative finally visited the house on Tuesday to see if the issue could be resolved, which it could not. We were advised to use the immersion continuously. Whilst this did provide hot water there was not enough for all members of the family to have a shower in the same window, and for anyone to have a bath. The DC representative suggested that this would be the case even if the boiler was working correctly. I would suggest that the marketing material should be updated if that is the case and a bath is not possible, then the bath should not be advertised. Part of the reason why I booked the cottage was that there was a bath tub, as myself and my daughter like to have a bath to relax. Is there any compensation that can be offered for the inconvenience of this situation?

Lovely little place, I hurt my ankle slipping on wet floors on arrival n hurt my ankle so please be careful on way in as floors were soaking wet.
Rear gardens and views are beautiful just a little tlc needed in places ie entrances needed a sweep n weeds but nothing major n damp in bedrooms behind beds so move your luggage as ours got mouldy. Lovely welcome pack on arrival thankyou for that I actually went to source out the tea. Everything provided iron was a god send as I'd forgotten mine. Great little trek down to the local beach n they're beautiful. Nice walk down into St ives if you follow the train tracks down passing all the beautiful building and views, takes about half an hour on foot. Trains were a little noisey at times at bottom of property but got use to that after few days. Chilly on a night guys so take something warm had to pop heating on. I'd suggest bigger towels n maybe a few extra as drying them was hard n the drying area was shaded so had to buy 4 from asda . Bedding lovely and comfy. Did have a lovely stay and visited all the lovely areas the beaches are amazing. Local tescos and pharmacy few mins away so that was good. Very very steep road to the property and quite tight to get to if uve a bigger car so be careful driving down. Overall a lovely little place , few glitches but didn't effect out stay. Would highly recommend

The apartment was very comfortable and close to the beach.
We have stayed in this block of 8 apartments many times over the last 20 years. Very comfortable main bed and lovely shower. The single beds were not anywhere near as comfortable as the main bed. The shared outside washing line is great when sunny, but we had a few rainy days and the towel rail in the bathroom is not big enough to dry wet clothes. Why is there not a washer dryer or at the very least a clothes airier that can be put up inside to dry wet clothes? We stayed 2 weeks so the floor became dusty and sandy so a broom or access to a vacuum would have been nice. For the price we paid many places now have a pod coffee machine. There is not enough kitchen items. There is no pizza tray or pizza slice. We kept running out of clean mugs, plates and cutlery. The saucepans and cooking pots are far too small to cook for 4 people. We had to boil pasta across 2 pans while bolognaise was spread across 1 pan and the tiny frying pan. The high price of holiday lets these days means more and more people eating out less, so more stuff in the kitchen would be good.

+ve: The cottage is very quaint, well equipped and convenient location.
As you would expect with an old property, there were a few cobwebs - but otherwise very clean. We were delighted to find the welcome cake - thank you. -ve: Thereâs a patch of flaking wall in second bedroom; it may or may not be caused by damp, but if I had children sleeping in that room, it would have been of concern to me (I didnât, so it wasnât, and the room doesnât smell damp - so I just raise this from a âperceptionâ point of view). -The bulb in one of the bedside lights needs replacing; -We couldnât find any instructions for recycling (although there is a black bin for general rubbish - we were unsure what to do with glass, plastic, cardboard etc. it said in the instruction booklet - see separate sheet, but it seemed to be missing? - we also couldnât find a visitors book for comments - we always find these a very useful source of local information/recommendations!
