  The location for the Suffolk coast was no more than a 30 minute drive to most beaches.

  The outside of the property could do with a tidy to remove dead plants and clean the window sills and frames. First impressions do count. The properties facilities were great. Top notch appliances; the washing machine and tumble was great for washing through after beach visits. The rainfall shower always had hot water and the beds were very comfortable. The property is situated close to a busy road so road noise could be heard late evening and early morning when in bed. We stayed when it was warm and had windows open. The sofa in the lounge needs attention, it was very saggy and uncomfortable to sit on and smelt musty. We were very disappointed with the cleanliness of this property. It was very dusty (more than the previous cleans worth) and cobwebs everywhere. The dishcloth was dirty on arrival and some towels were damp. The bathroom towel rail was very dusty and full of water marks. The cutlery drawer was full of crumbs and food. The floor felt sticky in places and white socks soon became very dirty. We did contact the agent (who are very difficult to get hold of as all contact is done online and you have to wait for responses to messages) and they did offer to reclean but we were halfway through our holiday and had cleaned it ourselves by this time. This could be a fantastic holiday let if it is cleaned as it should be.

  This is the second time we have stayed at Flint Cottage and we will hopefully be returning again so that in itself is a good recommendation for this property. Popular with us because we like the quirky layout of the cottage and love the big garden which we have always found to be a valuable asset. Also good to know is the on street parking at this end of the town is very reliable, even though it isn't a bespoke parking place we have never had a problem parking right outside. Not to mention it is only a short walk away from our favourite fish and chip shop and very close to the beach, what more could you ask for?!

  We had a glorious week, thank you for everything done to make the cottage comfy and welcoming.

  We struggled initially with the digital appliances, cooker, tv, heating etc but soon got sorted using the appliance manuals as needed (we are old school folk). Welcome goodies, tea and coffee were much appreciated. Good off road dog walking from cottage to woods and park was pleasing to find. Our week included Woodbridge’s excellent riverside path walks for stunning views across the Deben, and further away walking along the river Orwell path and Suffolk coastal path. The blue skies and charaterful pubs were our special friends. The cottage is a great jumping off point to explore this area of Suffolk. J&D

  A lovely property to stay in, very peaceful, well specified, and great for us while our house was renovated.

  The washing machine broke during our stay, which was unfortunate but no one's fault, Best of Suffolk were absolutely brilliant and got it looked at and replaced very quickly. I would highly recommend the property for anyone looking for a restful stay. Notes for the owner - the upstairs bathroom is probably the only area that needs a bit of refreshing - there are a couple of patches of black mould on the ceiling and the shower needs some regrouting and it might be worth a new bath screen and bath panel. Other than that everything works really well. Thanks for having us.

  We had a wonderful stay at Pine Cottage.

  It was as nice as the photos on the listing. I was amazed at the quality of the kitchen appliances. I've never had a Miele dishwasher in a holiday house! The decoration was a very good mix of modern and vintage, which gave the house soul. The all important detail, the beds and sofa were very comfortable. Location of Pine Cottage is super for an easy, quick walk into Woodbridge. It has the added bonus of being near a beautiful mixed tree woodland, with a footpath running to it from right outside the door. We're already looking forward to a return stay.
