The beds are so uncomfortable that we didn't stay the 3rd night and actually went to my mum's as her guests had left.
It was cold when we arrived as only the towel rail was on so we had to turn all the radiators on as the weather was bad this weekend and wait for it to warm up. The kitchen could do with a blind more for privacy then anything else as it's right on the alleyway. The seal on the bottom of shower glass needs replacing as I realised half way through my shower water was going all over the floor and you could see this was not the first time it has happened. Internet was rubbish with a note to say it's because it's rural yet my mum doesn't have the same issues. Netflix wouldn't work on the TV, so glad it was only a base for us and we spent most of our time somewhere else. The towels are tiny and all smelt musty, it could also do with a hand towel. The book asks you to wash up before you leave but there wasn't any washing up liquid just a manky wire scrubbing thing so we left what we had used in the sink which was a couple of mugs and small plates. It's in a great location for us being a few minutes walk to our family and The Union Inn but I wouldn't rebook it or recommend to other family members.

As detailed in all the instructions from Sykes we arrived just after 3pm.
We unloaded and the cleaners arrived saying arrival was 4pm so a bit of a mix up. However we managed to put all our items together and then went and did some shopping whilst they cleaned. Wasnât a great problem but think instructions need to be clear from Sykes. The other problem we had was the TV didnât work and the previous occupants had left a note to this effect. We eventually got through to someone in the Birmingham area who was very helpful and came and replaced the TV. The TV was replaced dry quickly and we were updated regularly. We forgot to report that the start button on the microwave was very hit and miss so may need looking at. On a more positive note the lounge was very comfortable as was the bed and we enjoyed our stay. The property is a short walk from Porthmadog town and the railway. There are also good walks to be done from the property if you do t want to use a car. A lovely quiet area.

Stayed here over Xmas and a lovely cottage.
Unfortunately we had a few issues upon arrival. No heating and very cold. Had to call Sykes because no contact nos that were provided worked. They were quick at resolving the issue and from then on the house was warm. It would have helped to have had some sort of window blinds in the kitchen for privacy as this made the room rather cold. The beds were extremely uncomfortable and didn't feel very sturdy, and the tv stopped working on the normal chanel's but we just watched catch-up so no big deal. We were worried about on street parking but we found it to not be an issue. Great location for exploring the areas. The union inn does great food and nice and welcoming. It was great to have a shop and chippie within walking distance as well. Would recommend the cottage for location but not for comfort. If the issues raised were sorted out then would easily be a 10 out of 10.

good location with quick access to local beaches and coastal path . fully equipped kitchen with more than you would ever need. access to wetsuits , boards etc was fantastic . useful utility room . however there is a lack of attention to detail - lack of any clothes storage is an issue and we used windowsills to store clothes . ( there is room for wardrobes ) twin bedroom is tiny and difficult to access . nowhere to store food either . cover of meters cupboard fell down one evening ( above the kitchen / utility door ) lucky no one under it at the time . fridge door needs repair . had been cleaned but this was basic ( lots of dust and sweets under twin beds ) it’s a functional house but could be so much better with some repairs . repainting, better cleaning and some finer touches like more pictures on the wall or some books .

Although not promoted as a disabled friendly property, I decided to book it anyway because it looked eminently suitable for my needs.
It is a delightful house with very comfortable seating everywhere and very well equipped in the kitchen and utility room. The sea views through the picture windows from the two double bedrooms are stunning, especially at sunrise and sunset. However the climb from middle floor to the top floor en-suite is not suitable for the infirm. Everywhere is very clean (except the dust and cobwebs found behind the chest of drawers when pushing the the two singles together to create a third double) Also, the back garden was disappointing in that it could be a very pleasant sitting area but everything was overgrown, making access difficult and annoying. Despite the negative points, I do recommend this property for its comfort and proximity to the beach and promenade.
