Very good accommodation in well converted barn.
Well maintained, well equipped and thoroughly cleaned. Beautiful area, lovely views, walks and lots to see and do. Yes, as others have said it is close to the road but that is the nature of barns. It did not bother us too much. Excellent garden centre - Holden Clough close by, well worth a visit. We also enjoyed a walk doing the Pendle Hill Sculpture Trail ending with a very good meal at the Pendle Inn. Steven is a very good host who took the time to visit to ensure we were settled in and again to check all had been well the evening before we left. He was very keen to know if there was anything he could improve on. We know from looking back at previous reviews he takes this very seriously and puts suggestions into action. Notably, there are now outdoor chairs and sun loungers to compliment the wooden outdoor table with seating. So, we did mention a non-slip mat in the shower and replacement of worn non-stick pans would be a good idea and are confident this will be done. A lovely property in a lovely location.
Good points 1 excellent sized lounge with comfy sofas 2 good comfortable beds 3 lovely access to the garden 4 lovely village with nice walks from the village itself 5 the large lounge did make it feel like a good family environment Bad points 1 kitchen was tired 2 washing machine and dishwasher werenât clear on how to use and seemed to take ages 3 upstairs bathroom didnât have a shower 4 fridge was very small for 8 people 5 donât expect to get things posted back to you, left a big item (Oodie) in the bedroom, told them exactly where it would be and they said they couldnât find it, either they didnât clean thoroughly after us so missed it or they threw it away despite us trying to contact Sykes the same weekend, they say you have 30 days. Wouldnât have minded paying the charge as it was worth far more than the £15.

An excellent stay, the barn was immaculate and the beds incredibly comfortable.
It is located in a beautiful spot overlooking the countryside and River Ribble and is perfectly located for visiting the Yorkshire Dales and Forest of Bowland. The property has been beautifully renovated and the feature window makes for a perfect spot to sit with a coffee and view the sunrise over the hills. There is some road noise but we didn't find it overly noisy to the extent that it ever bothered us and we were staying in the room on the road side. The property is well equipped and we had everything we needed during our stay. The Spread Eagle pub is a minute drive away and is well worth a visit for good ales and wholesome food. The owner was very welcoming and attentive during our visit and he couldn't do enough to ensure we had an enjoyable stay. We look forward to returning to the property in the future.

The cottage was very dirty especially the first floor which was carpeted and stained with a lot of cob webs.
Most of the mattresses were in their worst condition, they had mattress covers on top but still the springs were still hurting. The day we arrived to the night before we left there was no internet inspire of numerous calls to the number provided and spoken with, on top of this there was no mobile connection either. There was no TV for 3 days out of our 5 days stay. The utensils were highly smelly we had to wash everything all over again as soon as we arrived after a long drive. The location of the cottage is beautiful but everything else was disappointing. I wasn't expecting any luxury, I was only expecting a clean cottage with basic amenities. Thanks.

Had a lovely stay at the barn.
It's clear it's a very newly refurbished cottage, everything felt shiny and new and very clean. The layout and facilities are excellent, even the washing machine is a combi dryer which was a bonus. Plenty of towels provided and the views of the countryside are lovely. Sawley village is a few mins walk with a lovely playpark, interesting free ruins and a nice pub. The only issue is the road past the cottage is very busy, didn't bother us but may be annoying for some. Overall I am extremely impressed with the cottage and the location is great for exploring lots of the area, with Blackpool, the Lakes and the Dales all within fairly easy reach.
