Larkrise in Dartmouth is highly praised for its stunning river views and excellent location, making it an ideal base for exploring the town and surrounding areas. Guests appreciated the well-equipped kitchen and comfortable living spaces, with many noting the peaceful atmosphere. While some mentioned minor issues such as damp smells, small bedrooms, and maintenance needs, these did not detract significantly from their overall enjoyment. Parking can be a challenge, but the property’s charm and views more than compensate. Most guests would happily return, highlighting the property’s value and memorable setting.
Most guests found the property generally clean, especially the bathroom and main living areas. However, some noted issues such as a damp or animal smell in certain rooms and grubby curtains, suggesting that a more thorough cleaning or attention to detail could improve the experience.
The location is consistently praised for its proximity to Dartmouth town centre, beautiful river views, and access to walks. While parking is not immediately adjacent and requires a short walk, guests felt the setting more than made up for this minor inconvenience.
Guests found the living areas comfortable and relaxing, with a well-equipped kitchen and peaceful atmosphere. Some mentioned small bedrooms, a double bed that could be improved, and minor damp issues, but overall comfort was rated positively.
The property is well equipped for self-catering, with good kitchen facilities and a comfortable lounge. Some maintenance issues were noted, such as the need for a new mattress, a lick of paint, and attention to damp, but these did not significantly impact most stays.
There were no mentions of welcome gifts or extra thoughtful touches in the reviews, so a score cannot be provided for this category.

Best value for money accommodation in this area. View was amazing, nice relaxing and peaceful. Ideally situated. Had everything you needed for self-catering. Only downside was due to the age of house was the damp. If its not sorted then will get out of control. Once aired well, became a lot better.I would without a doubt stay again.

Superb waterfront views from large kitchen-sitting room. Kitchen well equipped with crockery, dishwasher and microwave. Bedrooms are quiet but small and a bit gloomy. The double bed is small. The apartment is about 20 uneven steps up from the road and on street parking is about 70 metres away, so may not be suitable for those with mobility issues.

The view from the window was superb. The location mark suffered only because there was no parking nearby. It is a 15 minute steady walk up a gentle hill but we didn't mind that it was a good way to walk off dinner. The bedrooms were not large, but large enough if you don't mind shuffling around the end of the bed in the night to go to the loo.The bathroom was clean and had a good shower. There were plenty of implements and pans for cooking. The lounge was large with the dining table positioned to make the most of the view across the river. The property was generally clean but there was an unfortunate smell of animal urine in the second bedroom. Not the fault of the owner, more a careless pet owner but it probably should have been detected by the cleaners, depending on when the cottage was last used. It didn't matter too much for us as we did not use that room.Overall, we would book the cottage again but it is not for someone looking to get out of the car and into the house. But then there probably are not many places that offer that in old Dartmouth. There was a useful little pull in (with yellow lines) that was convenient for dropping off our luggage at the beginning and end of the holiday.
