  Kipling House is the perfect house in the perfect location for a family holiday in beautiful Wells. It is spacious, warm, comfortable, stylish and well laid out with pretty much everything you may need. (Including gates, high chair and cot)There is a large entrance hall for outdoor stuff and prams etc. Vital for dog owners the garden is paved, enclosed and has hose to clean the dog and the area. There is so much within minutes walking distance of the house that you don’t need to use the car much. Everyone can do their own thing. Having space to park in this location is a bonus. Having only been to Norfolk in the summer when we always had glorious weather I was delighted to be woken up by the sun every morning in Kipling House in March. Then straight down the beach with the dogs! Perfect!

  The house exceeded our expectations. We loved the position, so near to the quay and yet not far from town either. The kitchen was fully equipped with everything we needed and the superb entrance lobby was so useful. All beds were exceedingly comfortable and bedrooms spacious. The garden was fairly private with a useful table and chairs for eating. The car parking was comfortable for two cars, we didn’t try 3 but it might have been tight. My main concern was the very steep step from the lounge patio door into the garden - would have given 5* had this have got an interim step. Young children or elderly people could find this steep drop a hazard to beware of. All in all, this is an excellent holiday home, great value and we would happily consider rebooking if it were available.

  On arrival at the house the first positive was the porch area. This was great for unloading and keeping our dog safe during our stay. The house has been excellently modernised and furnished and well stocked in the kitchen area. Everywhere was warm and welcoming with a great bonus in the lounge of a gas burner which threw out lovely heat whilst producing flames to mesmerise our spaniel. The garden is ideal for those with dogs and would be ideal for a fish n chip supper in the summer. The harbour and shops area was literally 100 yards away so a great spot for peace and quiet but close to the action although not in January as most hospitality seemed to be having an extended break. The bed was firm and the shower high specification.
