The photos of the property on Sykes Cottages site make it appear larger than it is.
There was a sharp broken tile in the kitchen, a door off its hinges up stairs which was just left leaning against the wall, loose bath panel, poorly repaired sofas which looked horrible, the wheelie bins were full upon our arrival meaning we had nowhere to dispose of rubbish, the chairs at the dining table were in a poor state, there were not 2 washing machines - 1 was a tumble dryer which is actually better, the property was full of left food from previous tenants in the cupboards and fridge, the washing machine had lots of hair in it, I got trapped in the side porch as there is no handle on the inside, the fan in the twin room was thick with dust, female sanitary items were left in the bathroom cabinet, the bottom of the fireplace was hanging off, dog food left in a cupboard, medication left in the kitchen drawer along with syringes (without needles). There was a torn sheet on one of the single beds. I had to wash some of the plates before I could use them as they were dirty, the frying pan was sticky with grease and still had remnants of oil in it. One of the security lights outside lit up the downstairs double bedroom making it difficult to sleep, there was the same problem upstairs in the balcony room as there was no curtain at the window. The hand rail on the steps outside was too big to grip and the rail the other side of the gate couldn't be used as it was all splintered. It was surprising that dogs were not allowed on the furniture as it was all already damaged. All in all, the property was not at the standard the photographs showed, in fact some of it was incredibly dangerous, I feel that I have paid far too much for the stay there and would welcome a partial refund. The property was very clean and comfortable but I will not go again.

Just returned from a wonderful week at Parkland Hall.
The photos provided do not do the property justice. The house is set in a beautiful location, with its own private garden, patio, bbq area and summer house. The tennis court has been resurfaced and has a brand new net. The Swimming pool is the main feature, which is easy to reach from across the lawn. The water was lovely and warm, our kids loved it. It is shallow in one end and goes to 2m at the other, we spent a lot of time in here. The house is really spacious and warm and although it is tired in some places due to the age of the house and some original features, this just added to the character of the property. The main facilities, including kitchen and bathrooms are all brand new and up to date and very clean. Basic, soaps, shower gels, toilet rolls etc were provided. The dining and living area are big and spacious and easily accessed from the kitchen. The only downside we felt was the lack of storage in some of the bedrooms, especially as the bedrooms are so big, but this is something minor and perhaps something to improve on for future. The layout of the property, mainly the upstairs, did take a little getting used to, but this just added to the kids excitement and was another feature of an older property. We visited a few local towns and villages and we must say that this part of the country is beautiful. Lincoln is definitely worth a visit. Also there are some lovely beaches south of Grimsby, they are worth the drive out to. We highly recommend Parkland Hall and would definitely return for another stay.

Facilities inside the cottage were generally very good.
The furthest back bedroom lacked a bedside cabinet which was quite irksome as there was nowhere for me to put my glasses and phone at night. Even a small shelf would be useful here. Heating was good although I had to manually turn down the temperature before going to bed as it seemed otherwise to run all night with the associated noise from the expanding and contracting pipes/floorboards. The large fridge in the kitchen was excellent as was the milk and loaf - a nice touch and appreciated. The tumble dryer filter had apparently not been cleaned for a long time, and was completely filled with fluff, to the point of being a potential fire hazard. I cleaned it but we eventually did not use the washing facilities after all! But having both a washing machine and dryer available was excellent. We figured out how to use the TV/Sky Box in the downstairs lounge which was fine for the amount we used it. Parking is a huge issue - but probably not much you can do about it. If we wanted to return to the cottage during the day for more than 30 minutes we were stuck, as finding a parking space anywhere near the cottage was all but impossible. And we had to leave by 08:30am if parked outside or just hope the traffic warden hadn't been down that street yet. Twice I got a parking space over the road - luxury! Would we return? The lack of parking would be a deterrent, but the cottage was very good.

A great venue for a large family get together.
Tonnes of space, well set up for children with two having two high chairs and space in every single room for travel cots or trundle beds (provide your own). Nice big kitchen with everything you needed plus teas, coffees, biscuits and crisps, really nice touch. We had a private chef experience and there was plenty of space for him to cook. We also had a masseuse to deliver spa treatments plenty of space and perfectly flexible and welcoming hosts. Loads of seating for our 14 guests and fans for every room which is great for the summer months. Pool was warm and there were inflatables, the roof has definitely seen better days but it did the job and I understand they plan to replace it soon. The shed provides lots of equipment for outdoor games like tennis rackets. There is a fire pit which we hadnât seen in the advertisement, playground and a nice walk through the grounds. The twin room is downstairs with an external door so not suitable for children unfortunately. The curtains were all translucent which wasnât ideal for summer months. But I understand theyâre currently replacing these. The downstairs is very tired but that shows in the photos and shouldnât be a surprise. The hosts plan continuous improvement so wouldnât let that put you off. When renovations are complete this will be an unbeatable venue for family getaways!

We had a really wonderful stay at Moortown House for an extended family gathering for my husbands 50th.
The property was exactly as listed with plenty of space and a little old fashioned grandeur but super homely and welcoming. The kids (of all ages) loved the pool!, which was always warm (despite traditional British weather). The tennis court and kids play area were also fantastic, with a football net, climbing frame, slide and plenty of space to run around. The little onsite lake and local walks from the door were beautiful; loads of wildlife bees (more varieties than weâve ever seen!), rabbits, foxes, a huge variety of birds and if you look really closely some tiny fish in the lake. There was much to do we didnât even get around to using the hot tub or fire pit! The local fishing was great with a few options of fisheries within a 15 minute drive and we enjoyed a day trip to Horncastle with its mtiple antique shops (and there is a cracking sewing/fabric shop). The house was well equipped, beds comfy and enough seating for the whole family of 10. The kitchen was great too with plenty of crockery a huge fridge and freezer, plenty of pans and serving dishes and storage for your shopping. The owners took great care of us, checking we had everything and bringing us honey from their beehives. We would really recommend Moortown House and would love to return for the next big family get together.
