  Good points The location of this property is excellent, extremely handy for the beaches and the local cafes / restaurants.

  The place was very clean on arrival and the kitchen was well equipped. Bad points There is no parking on site, which we were aware of, and there is a car park you can use nearby. However, it tells you there is a drop off point for bags - this is not true. There is a lane behind which is completely unaccessible from the top as the hotel have blocked it. Access from the bottom is impossible for a large car, and having spoken with a local cleaner they actually have to reverse up the very steep lane (they have a mini) Having 3 children and a car full of stuff, not being able to unload / load was extremely frustrating, especially when we arrived in the rain. We also damaged our car as we attempted to go up the lane until realising it wasn't possible. The whole situation was avoidable if the listing had been honest - we certainly wouldn't have booked anywhere where we couldn't unload close by. The cottage itself doesn't have any sound insulation and you can hear everything below and to the right of you so not good if you have children / light sleepers. The living space is very cramped with a table squeezed into the kitchen space and not enough seating in the lounge. All in all we left a bit disappointed about the accommodation, particularly when we'd spent so much money.

  We had the absolute best time staying here. The house, grounds and facilities are fantastic! The house was ideal for our group size and was clean, tidy and furnished beautifully. We loved the little bbq terrace outside for late night dining once the kids were in bed. The swimming pool and park area was amazing, our children loved swimming every day and the trampoline was such a hit! The whole place felt like it catered to adults and children alike and I think any age group would be happy here. Annie and the team were incredibly helpful and responsive too. The location was great for some quiet walks but also being near beautiful Kingsbridge and a short drive to Salcombe. The information book had some excellent recommendations in too, we used the fishmonger, veg shop and butcher from the book and they were definitely worth recommending. We had a fabulous time here and will definitely look to book again.

  We had a lovely stay here!

  I had read a few reviews on the kitchen not being well stocked but it had absolutely everything we could have needed. The beds were really comfortable and the place was clean and tidy. You can see the beach and the sea from the apartment windows. In terms of location it was absolutely perfect. A literal 2 minute walk to a beautiful pub, ice cream shop, restaurants, the car park, the beach, the harbour and a shop that sells all essentials, beach essentials, fresh croissants in the morning and fresh baked pasties through the day. All staff we met were polite and friendly. I was a little worried about parking as it was a public car park however we never struggled to find a place, even when returning at a busy point of the day. A weeks parking was approximately £40. Would definitely recommend and will be returning.

  We had a great stay.

  The kitchen was very well equipped and we cooked in every night. Ideal with our 4 grandchildren. Beautiful garden….comfortable bedrooms. Only niggle was communication. …. we couldn’t get into utility room with washing machine …and found it frustrating that there was no one to answer a call. Owner clearly does not communicate with guests, and Sykes holidays not available after certain hours. A note to say keys ae left on shelves near relevant doors would have helped us. Sykes told me that there was one coffee machine that used pods. Actually there was also a percolator for ground coffee so I needn’t have taken my own. I took clothes washing powder but there was plenty left in the utility room..again communication. However overall we had a great holiday and loved Rosevine. Thank yiu Anne

  The listing needs updating as the property is not 100% as described and the pictures are out of date.

  Disappointed that like on previous rentals there was no "welcome package" after a 300mile journey the simple things of pint of milk and loaf of bread is such an amazing welcome upon arrival. No visitors book to leave comments about area or local attractions like in other rental properties we have stayed in recently (including during covid). The property has an issue with a drain of some sort on the outside where if it rains a large dripping can be heard from the various bedrooms providing an uncomfortable nights sleep. Except from the above, the property was clean with great facilities and in a great location. On the whole my family enjoyed their stay and if a few issues where resolved then we would gladly visit again but the dripping would need to be resolved.
