This was in a lovely , quiet area.
Beautiful grounds. The property was clean and tidy. Although we did find the previous persons stuff in the bathroom cupboard. Having said that we missed a whole cupboard in the kitchen when we left!!!! It could benefit from a deep, sparkle clean when time permits. There were a few bits that needed attention , like toilet seats a bit wobbly. Blind in bedroom was broken and it really could do with the terrace being enclosed somehow to keep the dog in, but these didnât spoil anything. We had a visit from the owner who left chocs and fizz which was lovely. It had everything we needed for a weeks stay in the kitchen and I cooked a couple of nights. Be careful when using the washing machine as it shakes the whole kitchen, make sure the cupboards are closed when itâs in spin cycle!!! Wi-Fi was excellent. Smart tvs a bonus. I would have liked a hoover though as with having a small , black dog , I usually hoover every other day at home as dog hair is a nuisance and I like to keep on top of it. The hot tub was FAB It gets the sun for most of the day. Only draw back was no where to hang your towel. So a couple of hooks would be great. Some of the other properties has a gazebo over the tub which we thought was a great idea. We used the tub every evening after long walks through the day which was just so relaxing â¤ï¸ The pub across the road had decent food , a really nice outdoor space overlooking the lake, and was somewhere close. The Lancaster Canal was 10 min walk away , and we loved the walk to the Longlands Hotel ( 15-20 min ) with its marina and The Canal Turn pub (1-1.5 hours walk) There is loads to do and see , if you just do your research before you go. There are roads without footpaths tho . So probs not great with small children. There is not a supermarket within an hours walk. There are a few in Carnforth ( 10 min drive ) Overall a great ,sunny , light and airy lodge close to Morecambe Bay and I would defs go back. We really enjoyed it.

We LOVED this short holiday over the bank holiday.
The property was lovely and clean on arrival and warm. I was contacted by the owner the day before to confirm arrival information. The owner came to greet my parents on arrival and give instructions on how to use the heating etc. There was also come bits for the dogs like blankets which we thought was lovely shop. The open plan living/dining/kitchen was fantastic and we could still all have bits going on without being under each others feet. The bedrooms were so comy. We were in the superking which had so much space and a beautiful view over the track and horses in the field. The garden was perfect for sitting out in with a lovely table and chairs. The views were lovely and you got to hear and see some of the horses as well which was fun. The farm itself was lovely. Plenty of parking for the courtyard and the campsite certainly seemed busy, even though it was large there was minimal noise and no disturbances from the campers. It was lovely in the morning to wake watching the horses go around the track and then put into the fields later. You can walk around the track and say hello to them. The track runs alongside the beck which you can go in. I did see signs for a cafe and pub which we didn't do but looked like a nice walk. The secure field for dogs is fantastic. Everyone we came across was respectful. Just a few of points we feel need to be mentioned Maybe needed was more frying pans as there was only one. If you can please review the walls in the gardens as our dog managed to escape (she was ok and only out a few mins, medium to large size). Please get more pictures the ones at the moment don't do the property justice! There was no information pack on arrival with things to do/see in the area.

When we arrived the smell of Drains inside the caravan/lodge was really bad , I cleared the trap drain in the shower and it was full of hair and nasty stuff but it still smelt really bad every day whilst we was there , the hot tub had not been cleaned and had dirt floating around in it and did not smell of bleach or any kind of cleaning products which they always do in the past and it was not cleaned or treated in the whole week we was there , outside needs to be cleaned the glass and windows were fairly dirty and have green mold on the panels outside , tv signal kept cutting out so could not use the telly much the only essential in the property was towels and one toilet roll and hand wash so you would need to bring any essentials you need with you few minor repairs needed doing also , faulty blind in the bedroom and a door handle that kept falling off both toilets are not fixed to the ground properly therefore the smell leaks out of the soil pipe inside the property and the toilet seats were not sitting on the toilet correctly leaving your bum to contact with the inside of the toilet which is disgusting , the kettle was full of chunks of limescale and the toaster was disgusting full of crap and dirty on top I will definetely not be staying there ever again , sofa had stains on it and was pretty old and dated , hardy any coat hangers , main front door was pretty stiff to close and right next to the site looked like a dumping ground full of builders rubbish , the hot tub had shelter and curtains which had zips but every single one was broken , half chipped drinking gkass in the cudboard the only good thing was the bedsheets were clean and hot water

We recently stayed at Meadow Top Farm Barn, booked through Sykes Cottages, and found the property itself to be absolutely stunning.
The barn is beautifully set out, with a thoughtful layout and excellent amenities that made for a comfortable stay. The picturesque surroundings and serene environment added to the overall charm, making it an ideal retreat. However, our experience was unfortunately marred by a significant issue with the septic tank. The tank was broken, resulting in a pervasive odor that infiltrated the property. This smell made the barn uninhabitable, impacting our ability to enjoy our stay. Despite being assured by the owners that the issue would be rectified within a certain timeframe, these promises were not kept. We were forced to leave the property at 10:40 PM with a disabled person and a two-year-old child who were both in bed at the time. The owners have not accepted liability for the situation and have not offered a refund, despite the negative health effects of cesspit gases and the considerable inconvenience we faced. Exposure to gases like hydrogen sulfide, methane, ammonia, and carbon dioxide can cause serious health issues such as respiratory irritation, headaches, dizziness, nausea, and even life-threatening conditions like respiratory failure and asphyxiation. Additionally, Sykes Cottages has been unhelpful, stating that they cannot do anything to assist us in this matter. Due to these issues and the lack of resolution, we would not consider returning. We hope future guests do not encounter similar problems and that the owners and Sykes Cottages take immediate action to resolve this serious issue.
