We stayed at Heatherbrae for a family get together over the bank holiday weekend.
There were 21 people, aged 2 â 80! This is a lovely house, with plenty of space and big rooms for socialising, comfortable seating in the lounge, an enormous kitchen. The house clean, tidy and overall, well maintained. Warm and cosy, we lit the open fire in the lounge in the evenings. The games room with pool table was a hit! A great location, with fantastic views. Our group followed some of the local walking trails and also ventured to Middleton in Teasdale, Barnard Castle and Beamish. The outside space is fantastic, big secure grounds; the remote controls for the gates are really useful. We used the tennis courts and also the hot tub at the front of the property; we took our own towels for this. We had good weather and some guests sat outside in the evening with the chimenea lit. We catered for ourselves. There was loads of hot water, we made use of the wine fridges, kitchen equipment and dishwashers. All worked well and were in good condition. There was plenty of pots, pans, utensils and crockery. There wasnât an ice machine as stated in the details, but we sourced some ice locally. Bedrooms were well presented with good quality bedding & towels. A couple the blinds in the annex did not work properly and the 3rd floor ensuite room needs a bit of a refresh but these are small niggles and we thoroughly enjoyed our stay and the facilities at Heatherbrae. We would definitely come back! Edit Since writing our review the owner quickly responded to our feedback and has updated me.

Overall an excellent place to stay with a large group.
The rooms are lovely and well furnished. The facilities are excellent. A couple of niggles: - The light in the fridge is flickering like crazy which is surprisingly unpleasant - blinds were not dropped in bedrooms despite it being a sunny day and the house was stiflingly warm (especially top floor) on arrival. Suggest you shut windows and blinds if you anticipate a hot day. - no blinds on south facing windows in the hallways, which meant on a sunny day it just got hotter and hotter. It would also help with heat retention in winter. - window opening set too small to produce a significant breeze. I appreciate that it is a safety feature, but could you have the locking bolts set a bit further up for a larger window open gap? Or fix the bottom window and allow the top to be dropped further thus giving a much larger opening? - the neighbouring pub was very noisy until 2am and then the clientele staggered around the high street shouting at each other. This may have been the heat or maybe this is just a normal weekend. Either way several of our guests suffered very bad night's sleep. I'm not sure what you can do about this. Is the area around the town hall designated as residential? If so, a statutory nuisance order would be possible. It was really very noisy! All of that said, it is a wonderful property for a large party. I would happily book it again for a similar event. All our friends thought it was fabulous. Many thanks. Marty

This is possibly the biggest and most impressive house we have ever rented as a family.
It is huge! The bedrooms and bathrooms are all beautiful. Also loved the lounge and kitchen area. The dining table is so big, even 10 of us only half filled it. Couple of things like the fridge needs fixing. It works but the door is slightly faulty and there's a flickering light. A toilet seat was coming off in one of the rooms but was fixed within a couple of days when I contacted the owner. As the previous reviewer mentioned, there's building works going on right outside the property. The time they start has changed to between 7.50 - 8am. First 2 days they blasted their music at this time! I let the owner know and this stopped so I do recommend letting her know if there's a problem as she did sort it to be fair. If I was the owner I'd be going nuts actually as these builders make the most noise 8-9am and then appear to do very little. We couldn't help feeling they were doing it intentionally. Don't let this put you off staying here as it's an amazing property. Carparking is across the road. Download the Ring go app. Not sure there's a way round this but I had to wake up 8am every day and pay for each 24 hours. £5.20 a day I think it was. There's a pub opposite called Cookfella's and we recommend trying this place. We all had a fabulous meal here. Love the location, so close to shops, take away's etc. If you want to stay in the town, this is the place to stay. It really is a beautiful building.

I was thoroughly disappointed with my stay at the property, which has clearly seen better days.
Rather than feeling like a welcoming holiday home, it resembled a tired, neglected hotel. The pre-arrival information was overly detailed to the point of being overwhelming, creating an unwelcoming atmosphere before we had even arrived. Upon arrival, we were further let down by the lack of a welcome pack, and the bathrooms were missing basic essentials like shower gelâan oversight that should never happen. One of the hot tubs was out of order, which was disappointing for everyone, and the oven was broken, completely ruining our plans for a pre-arranged family Sunday lunch. The owner, unfortunately, was full of excuses for these issues, but had not informed us before the stay nor offered any solutions while we were there. In addition to these frustrations, there were various health and safety hazards. A disabled hearth in the kitchen was still poorly positioned, causing several guests to cut their shins on it. This was a serious hazard that should have been properly addressed. Overall, the property was a significant letdownâfar from how it was described, and it lacked any sense of care or attention. It certainly did not provide value for money, and the overall experience left us feeling deeply disappointed.

We loved our stay, the location was unbelievable, the weather made it fantastic.
The house itself was unreal from the outside, a real gem but it could do with a major deep clean, a bit of maintenance and a good paint. We would absolutely love to stay there again next year but the price is too high. The hot tubs were gorgeous, it was fabulous to have the gardens and tennis courts. The steps outside need to be repaired, very dangerous with breeze blocks and the main staircase inside most of us missed the bottom step and carpet is loose and could maybe do with a sensor light so you donât miss it. Bedrooms were fair sized, not enough showers only 3 so was a little difficult getting everyone bathed and showered on a morning. Kitchen unreal, we took air fryer and neednât have we had everything you would need including Bain Marie, although some were a little dusty and grubby they were easily cleaned. Location amazing, 2 minutes to Middleton, Barnard castle nearby and eggleston. So peaceful, so beautiful and would love to visit again if it were a little cheaper I would book next year in a heartbeat.
