We have very mixed feelings about our recent stay at The Book House.
The property has some very lovely qualities, some of the decor - in terms of the nod to its past, - was lovely, some great specific old pieces throughout the house. The beds were very comfortable and the back bedroom was light and airy. The garden is an absolute delight and clearly very well kept, which was lovely. Its position in the village is delightful and we never struggled to get a parking spot. The staff at Masons Arms, down the road, were lovely and extremely welcoming and could not do enough for its customers, less so the Hemitage, also in the village, which i would not recommend. However, what let Book House down was the very poor state of cleanliness. I took photos of the worst as we basically had to spring clean areas before we could relax, huge clumps of dog hair on the floor and in corners, mould on the windows and filthy skirting boards and unpleasant smelling front room, for this reason we would not stay again and the standard was simply unacceptable. I left message on the number provided straight away but no one gave us the courtesy of a response so this made the situation worse. The cottage is old and dark at the front, but i knew at the time of booking, however the front room smelt badly of dog and not clean, it had a worn appearance - i live and travel with dog and there is alot you can do to mitigate smells in a home. More comfortabie areas could be made in the living/dining kitchen and a second larger tv would be expected at this price point. Overall the cleaning team needs changing, to someone who can do their job. Make a point of responding to clients communication and make the improvements that i (and previous clients) have pointed out. Well done to the gardener though, a super job.

Shower heads in en suite and bathroom were MOULDY and hence unhealthy.
Even after cleaning there remained a residue. Damp/musty smell upstairs, especially in double room wardrobe. Clean clothes stored in wardrobe acquired the smell and had to be rewashed when we came home. Items in first aid kit: up to 14 YEARS past expiry date. Much crockery/glassware chipped/cracked. Some cooking utensils very badly worn (non-stick surfaces so badly chipped and worn they were unusable). Derisory amount of cleaning materials provided (e.g. thimbleful of washing up liquid, three dish washer tablets). Minimal amount of toilet roll provided. No change of towels/bed linen offered for a 2-week stay. In this day and age it is unbelievable that there is no provision for recycling glassware, paper etc. in the cottage. Regarding refuse there was a hand-written note to take rubbish out daily and deposit in public bins, No mention of what should be done when said bins were overflowing. The property and contents need a thorough overhaul, proper maintenance, and proper management. Given the cost, this was very poor value for money. The âCustomer Reviews Policyâ states âIf you have negative feedback about a property that youâd like Sykes to publish when you return home, please raise it with the Owner or the Ownerâs representative when you are there and try to resolve it, rather than the feedback be the first time an Owner hears about it.â Given that this information was on a link from an email we received AFTER RETURNING HOME it is difficult to see how we can comply with this requirement. This review is given in good faith and photographic evidence can be provided for some of the above comments.

It was a beautiful property, the bathroom and kitchen were done to a very high standard.
It was lovely to stay local to family over the festive period. There is a bit of damp in the property but it looks like it's been treated just needs covering. However that doesn't effect the use of the house! The high ceilings make the house feel bigger and as a family of 5, I thought it was going to be a squeeze in a 2 bed house. However it was perfect for all of us! It's in a perfect location especially for family dog walks down to the beach which was enjoyed by all, especially the dog. There was everything you needed to cook, clean and live comfortably. The only thing we needed to buy was food. The beds were very comfortable and the towels were soft and fluffy. We noticed that a lot of essentials were sustainable alternatives instead of one use options. There were also things sourced responsibly like the dishwasher tablets. The option to recycle was great as it isnt always. We will definitely be back!

What a great, central location.
I have read the other feedbacks on this accommodation and yes, there is a bidet in the bathroom (odd but true!) and the tap still gently runs (more concerned about the water bill than anything else) but the accommodation is brilliant. Never had so much room to live and move in, very clean and such a comfortable, huge bed! Shower was amazing, powerful and hot (bath sides are high, so take care not to bump into the bidet on exit!) kitchen was equipped with enough to get us through breakfast everyday and evening meals with a great, large fridge/freezer, cooker and microwave. Furniture was comfortable and TV was huge! We loved the place, the staff were lovely and helpful, pub downstairs was great and we are planning a return visit and have recommended it to friends and colleagues who are planning a visit to the area. PS. Our dog loved it too! Go visit nearby Amble for 4 x doggie charity shops!

The Book House is a lovely property and we have stayed twice now.
But for the moment, I think itâll be our last. For a premium priced property I have to say that the standard of comfort is below what we would expect. The Main Bedroom is below the standard we would expect. The mattress isnât comfortable and for an upmarket property Iâd expect a premium style of mattress (Emma or Simba for example). We didnât have one good nights sleep during our week. And we paid a considerable premium for location and standard, the latter starting to fade in my opinion. Also, front room is in need of an update. The sofa opposite the front window isnât comfortable at all. It needs to be replaced with something that is comfortable to sit or lay on. So, comfort zero. Everything else was as expected.
